It's getting colder, we know!
As winter draws in here's a short maintenance check list to make sure your properties are ready for the chilly season.
1. Heating & Boiler
- Test the heating works before temperatures drop.
- Bleed radiators to improve efficiency.
- Check boiler pressure and check if your service is due.
2. Condensation and Mould
- Set the heating on a timer (2 hours in the morning and heating).
- Ensure that the house is properly ventilated.
- Check the roof has adequate insulation.
3. Pipes & Plumbing
- Insulate exposed pipes (lofts, garages, external walls).
- Keep the property at a minimum low-level heat to prevent freezing.
- Ensure the tenants know the location of the stop tap.
4. Gutters & Drainage
- Clear leaves and debris from gutters and downpipes.
- Check drains around the property for blockages.
- Ensure water flows away from the property, not towards it.
5. Roof & Exterior
- Look for slipped roof tiles or damage to the pointing.
- Trim overhanging branches that could cause damage in storms.
- Check fences, gates and sheds for damaged or weak areas.
6. Windows & Doors
- Make sure locks and latches work smoothly.
- Ensure the house is secured if left for holiday.
- Consider opening trickle-vents for ventilation
7. Safety Essentials
- Test smoke and CO alarms (monthly).
- Replace any batteries if needed.
- Check that emergency exits are clear (not cluttered with Amazon parcels or Christmas trees!).
