The Renters’ Rights Bill is a game-changer, and here’s the cold hard truth: if you self-manage your property, you need to take this seriously – ignoring it could cost you thousands.

Here’s what’s coming:
⚠️ Mandatory PRS Registration – From the moment this law comes into force, you cannot legally let out a property unless it’s registered on the Private Rented Sector (PRS) register. No registration = no legal tenancy.

⚠️ Stricter Compliance Rules – Everything from tenant safety, deposit handling, and property standards is being tightly enforced. If you fail to comply, you could face hefty fines and legal action.

⚠️ Severe Fines for Non-Compliance – These are not small penalties. We’re talking thousands of pounds per property, plus potential court fees. 1st offence committed up to 7k fine, reoffending could cost you up to 40k

⚠️ Self-Managing Landlords Are Most at Risk – If you don’t understand the rules, you could be operating illegally without even realising it.

💼 9:00am — The Inbox Awakens
A fresh batch of enquiries!
“Hi, I’m very interested in this property!”
Great! We call… we email…
Silence.
They’ve vanished into the portal abyss.
(We consider sending a search party.)

📞 10:30am — Attempt #7
Still chasing the “very interested” applicant who is now apparently living off-grid.
We’re starting to think the Email Agent button is booby-trapped.

📝 12:00pm — Pre-Qualification Chat
“Any credit issues we should know about?”
Cue: dramatic pause, eyes to the ceiling, the sound of internal screaming.
“It’s… erm… not the best…”
(Translation: it’s terrible, but I hoped you wouldn’t ask.)

🍵 1:30pm — Lunchtime (or as we call it: More Chasing Time)
Because nothing says ‘break’ like leaving voicemails for the tenth time.

📚 2:45pm — Referencing Begins
Bad credit finally appears like a plot twist in a soap opera.
We act surprised even though our agent senses told us hours ago.

📲 4:00pm — Another Round of Ghosting
Another enquiry. Another “interested” applicant.
Another vanishing act.
We’re adding “Exorcist” to our business card.

⏰ 5:30pm — End of Day Reflection
How much time did we spend chasing?
All of it.
Literally all of it.

But hey — it’s all part of the job we love.
We just appreciate the applicants who:

From 1st March, our fully managed service for new business (new landlords joining us for the first time) will be moving to:
👉 7% + VAT
