🏗️ Demolition Planning: Behind the Scenes at The School House

Before demolition can begin, you need to understand exactly what you’re dealing with.

We’ve been working closely with the architects and structural engineer to develop a demolition plan ready for tendering.

As part of this process, we carried out an intrusive on-site investigation to establish which walls are load-bearing and which can be removed.

It’s not always the glamorous side of construction, but these investigations are crucial. They allow us to better understand the existing structure, identify potential issues early and make sure the demolition works can be properly planned and priced.

The architects’ plans provide the starting point, with further investigation required by the appointed contractor as works progress. We’ve also produced our own site mark-ups identifying the suspected load-bearing walls, which will now be shared with the structural engineer so everyone is working from the same information.

The next step? Getting the demolition team appointed and moving the project forward. 🚧

This was the aftermath of our recent badger survey, with a large number of shrubs and overgrown areas cleared from the site. 🌿

Although it’s meant a lot of vegetation has been removed, it’s given us a much clearer picture of the space we actually have to work with and the potential of this section of the site.

🏛️ Section 73 Explained

A Section 73 application is used to make a variation to an existing planning condition, usually where changes are needed to the approved drawings.

On most planning applications, the early conditions will list the drawings that the development must be built in accordance with. If we need to make changes to those approved plans, a Section 73 application may be required.

So, why did we need one on this project? 👇

During the purchasing phase, we reviewed the existing plans against Building Regulations, including Part B Fire Safety.
The review highlighted an issue with the wings of the main building, where new first floors are being installed. The proposed design relied on rooflights as a means of escape. 🪟🔥

Bedrooms are classed as habitable rooms, and under fire safety requirements, you cannot rely on passing through one habitable room to reach another in order to escape.

This meant we needed to rethink the proposed escape strategy.
However, this project comes with an additional challenge: heritage.

The building has a strong history as a former Coal Authority headquarters and sits next to Shipley Country Park 🌳.

Maintaining the character of the original building is therefore extremely important.

Installing modern escape windows would have changed the appearance of the building and could have conflicted with its traditional architecture.

Instead, we’ve designed a fully protected lobby escape system, providing a compliant means of escape while allowing us to retain the building’s traditional window design. ✅

🏡 Exciting progress at The Mill!

Things are continuing to move quickly at The Mill, with sales completing and new homeowners starting to move into their apartments. 🎉

While some apartments remain on the market, we’ve also made the decision to rent a number of the remaining flats in the meantime.

We’re pleased to say that we’ve already secured tenants for these apartments, with move-ins taking place over the coming weeks. 🔑

It’s fantastic to see The Mill becoming a thriving community, with both homeowners and tenants now calling it home.

The School House Project Update⬇️

We’ve recently been working through a number of surveys as part of the ongoing development, with our latest being a badger survey carried out on site.

We’re pleased to confirm that no badgers were found nesting on the site.

This is great news for the project and means we can continue progressing with the development while staying on track with our planned timelines.

At our new site, a Japanese Knotweed survey was recently carried out, and we’re pleased to report that only a single stem was identified on site.

Early identification like this is key to managing risk and preventing any future spread or impact on the development.

Our Managing Director, James, has had a busy and productive period representing the business at two key industry events.

He recently attended the Blue Bricks Property Awards after being shortlisted as a finalist for the “Deal of the Year” for the Mills site.

While we didn’t take home the award this year, it’s a strong recognition of the project and the team’s work to date. We’re using it as motivation to push forward and aim even higher next year.

James also attended UKREiiF, spending time networking with developers, investors, and industry leaders.

These conversations continue to build valuable connections and support future opportunities and collaboration across the sector.

A great few days representing the business, celebrating progress, and driving new relationships forward.
