We’re pleased to have completed the acquisition of The School House, a 34-unit residential development comprising a mix of houses and apartments.

This is a significant milestone for us, marking our first £10m+ scheme, with a total GDV of £10.55m.

It represents a clear step up in scale for our pipeline and reflects the continued focus on delivering well-considered residential schemes in strong locations.

The site will deliver a balanced mix of housing and apartments, contributing to much-needed new homes in the area.

As with all developments of this size, it’s taken time and effort to bring everything together, and we’re really pleased to now be moving it forward into delivery.

First half of the year at Crossover Property has been a busy and productive period, with several schemes progressing through key milestones and building a strong pipeline moving forward.

At The School House, we successfully realigned the finance structure after starting the year with both a development and equity partner in place that unfortunately fell through.

We worked closely with the lender to get the project stabilised, and it has now been successfully passed through and is ready for works to commence under the new structure.

At The Mill, we have now reached practical completion with multiple units sold, putting us in a strong position for a near-term exit from the scheme.

We also achieved practical completion on our bank conversion project, successfully exiting and delivering a profitable outcome.

At Spring Lane, we have completed the sale of one bungalow, with two remaining on site to be sold.

Alongside this, we currently have another bank conversion project in legals, which will add to the pipeline moving into the next phase of the year.

Overall, a strong first half of the year focused on delivery, problem-solving, and pushing schemes forward despite a challenging funding environment.

Our Managing Director, James, has had a busy and productive period representing the business at two key industry events.

He recently attended the Blue Bricks Property Awards after being shortlisted as a finalist for the “Deal of the Year” for the Mills site.

While we didn’t take home the award this year, it’s a strong recognition of the project and the team’s work to date. We’re using it as motivation to push forward and aim even higher next year.

James also attended UKREiiF, spending time networking with developers, investors, and industry leaders.

These conversations continue to build valuable connections and support future opportunities and collaboration across the sector.

Part 2 – inside Market Place 👀

A closer look at the finished flats and the level of finish throughout the building, clean, modern, and designed to make the most of every space.

We kept renters in mind throughout the whole build, focusing on convenience and ease. You’ll see that in the bathrooms especially, with wet wall panels and larger tiles to make cleaning and maintenance much simpler.

Like most conversions, it came with its challenges, particularly on the structural side — but our team worked through everything that came our way and kept the project moving.

Being right in the centre of Mansfield is what really sets this one apart. Everything’s on the doorstep, making it a great place to live and a strong location for the commercial unit below.
