Fungal decay, wet rot or dry rot, doesn't just appear on its own.

It's always a symptom of a moisture source somewhere else: a leaking gutter, a failed damp-proof course, poor ventilation.

Replace the timber without fixing that source, and the problem just comes back.

Cavity wall construction has been the standard in the UK since the early 20th century, and it's a simple idea: two layers of wall with a gap between them, stopping moisture reaching the inside.

Wall ties hold the two layers together without closing that gap. When ties corrode, or when cavity insulation is fitted without proper care, that system can start to fail.

It can seep through porous masonry, get pushed through by pressure from the surrounding ground, or find its way in through cracks and poor joints.

Painting or papering over a damp patch feels like a fix. It almost never is, and it usually makes things worse.

Moisture trapped behind new paint or wallpaper doesn't disappear, it builds up behind the surface instead, often causing more damage to the plaster and making the redecoration fail faster too.

It also hides the early warning signs, so the next time it shows up, it's usually worse.

A basement conversion can look like a straightforward job: dig out, waterproof, fit out. It's the middle step where most projects actually go wrong.

Wall ties don't have a visible expiry date, but older properties are often well past the point where theirs should have been checked.

Ties fitted before the 1980s were typically galvanised steel, and many are now beyond their original working life. Once corrosion starts, it tends to get worse quickly rather than slowly.

What is lime pointing, and why does it matter on older buildings?

It's the traditional way of finishing mortar joints using a lime-based mix instead of modern cement. Lime is flexible and lets the wall breathe, while cement is rigid and can trap moisture inside, causing the brick or stone around it to erode instead.

On a pre-1920s property, this isn't just a style choice, it's how the building was designed to work.
