Can allow developers to reduce risk with offers and in most cases, can allow them to be a bit more generous with offers

An offer simply being put forward that is subject to the planning permission being approved

As a developer, you can’t always be sure that planning can be achieved & how long it’s going to take!

In some cases, this will be an obligation to buy, meaning, once planning has been accepted. The developer will have to follow through with the purchase at the agreed price

Every property you buy as an investment is a BTL

You are ‘buying it to let it out’

No matter whether it’s to a single tenant, or as a room share or as a short let!

Buying to let is extremely different to buying to build

Although you might let the finished product on the other side

Loan To Value

Simply put, the size of the loan compared to the value of what is being loaned against

Your typical residential mortgage tends to be 90% LTV (10% Deposit)

Buy to let mortgage - 75% LTV (25% deposit)

In some instances, dependant on the unique situation, you can get 100% LTV on developments

However this depends on the acquisitions and what lenders are open to

Most lenders will require skin in the game from the developers side as there needs to be some risk taken on their end

LTV is quite significant in an economic period of high interest rates and high inflation

The higher your LTV, typically the more expensive your borrowing will be annualised

The Golden Question 👇

Planning gain is in effect, where the most value is added within development but can also be one of the longest, drawn out parts, depending on the type of acquisition!

So how long does it take?

There’s two stages:

1. Acknowledgement
2. Decision

Acknowledgment typically takes up to 10 working days and this is simply your application being…you guessed it…acknowledged

Decision generally takes 6-8 weeks from acknowledgment, which can consist of either: Refusal, Approval or Approval with Conditions

Most planning applications fail at first attempt, why? Simple answer: The Council

If an application is rejected, it’s back to the start line for another 6-8 weeks after it’s adjusted

Having said this, planning gain can take months & years depending on the size, style and area of site!

BUT….

The most important piece of the puzzle is your team of consultants!

Without these, you’re shooting in the dark and running the risk of burning paper notes for fun…

It’s all in the education
