⚽️ What do estate agency and football have in common?

As a real-life football mum with boys who play football six days out of seven, it got me thinking… what does my job have in common with the sport my kids love?

Football is high intensity, but you also need the stamina to keep going for the full 60 minutes for my 8-year-old and 90 minutes for my 13-year-old.

It takes skill, and that skill isn’t learned overnight. It’s harnessed and developed the more time, effort and energy you put into it.

You need to keep showing up. Rain or shine, good days and bad days, you show up and keep going. That’s the only way you get to the finish line.

And probably the biggest one… teamwork.

In estate agency, having a great team around you matters. Photographers, solicitors, mortgage advisers, buyers, sellers and everyone else working together towards the same goal: getting the client the result they’re after.

So maybe I’ve got more in common with my football-mad boys than I realised 😂⚽️

Would you buy this house? 👀🏠

This is a property we’ve recently invested in, and we’re really grateful to be going through the project with one of our property investing friends, who’s allowing us to shadow her on the project management side.

Would you downsize to release money from your house and invest in property if it meant you could work less and have more money?

Sure, initially there’s an ego bruise, and the children will moan because they need to move school, etc. 😂

But more holidays, more day trips, less financial stress as I’m self-employed and, most importantly, more time.

I think sometimes we get so caught up in having the bigger or nicer house that we forget what we’re actually working for.

For me, releasing the equity, investing it and hopefully creating more freedom for our family feels like the right move at this time. 🏡

If you’re self-employed, this is a wee hack for you 👀

Join a leisure club where you can meet clients or potential referral partners for a coffee, then jump away for a workout straight after.

For me, this is super local, right off the motorway in Renfrew, so it’s easy for my Glasgow friends to get to as well.

Obviously, I love being able to use it with the kids too, but honestly, the convenience of having a coffee with a referral partner, heading upstairs for a workout afterwards, then only being 10 minutes away from the office makes it SO much easier for me to get that work-life balance I’ve been craving.

Did you know that 100% mortgage options are available from some lenders?

They’re not suitable for everybody, and whether someone can access one will depend on their affordability, circumstances and the lender’s checks , including the relevant credit checks, as with any mortgage application.

At a recent Property Connections Paisley event, our mortgage adviser shared the story of a client who had lost out 11 times on properties because offers were going up to 20% over Home Report.

Although she had saved a considerable five-figure amount to put towards the difference over Home Report, she simply didn’t have the capacity to keep saving while repeatedly missing out.

She decided to explore whether a 100% mortgage could be an option for her. It wasn’t a magic shortcut, and it wasn’t suitable for everyone , but it opened up a different conversation.
