When I survey insulated cavity walls I use a borescope. In a properly retrofitted wall you should see a completely white, fluffy fill — as pictured in Photo 1. That’s the insulation doing its job: reducing heat loss and saving you money on your energy bills.

Unfortunately, as the other photos show, I often find gaps and missing insulation. Those voids are costing you every month when the energy bill arrives.

Flooding can do serious damage to insulation — here’s what every homeowner or property manager should know:

One thing people forget about failed cavity wall insulation is the wall ties — and what happens when they sit in wet insulation. Up until the early 1980s most wall ties were mild steel. Left damp, they corrode quickly and that corrosion weakens the whole building.

When a mild-steel wall tie rusts it expands and pushes on the surrounding mortar and brickwork. That pressure causes cracks in the mortar lines, which can lead to bowed walls and other structural problems as the ties fail.

The other familiar problems — mould, cold spots and bigger heating bills — often come with it. These issues can be found in a short survey using the right kit, like a borescope and an infrared camera. Want it checked? Call or message 07961 428599.

Well it looks like autumn is here, after the intensity of the rain we have had looks the experts might be right about our weather patterns for future.

Penetrating damp is the quiet wrecking ball for cavity wall insulation. Wind‑driven rain, failed flashings, cracked render or blocked gutters — any of that and water finds its way into the gap where insulation lives. Once the cavity bridges or fills, the insulation stops insulating. It soaks, sags and becomes a mouldy, useless lump that’s costly or impossible to dry in place.

Why penetrating damp wrecks cavity insulation
- Thermal loss, fast: Wet insulation (fibreglass, mineral wool, cellulose) loses loft and R‑value. The house chills and the bills climb.
- It won’t dry quickly: Trapped in a closed cavity, moisture lingers for months, eating away performance.
- Mould and health hazards: Constant damp breeds mould. That’s bad for lungs and worse for peace of mind.
- Structural damage: Water corrodes wall ties, rots timber, salts bricks and weakens mortar. What starts as damp becomes a structural job.
- Insulation failure: Loose‑fill and cellulose collapse or rot; contaminated insulation generally needs full replacement.
- Hidden, expensive problems: Insulation hides the wet until it’s serious — more work, more cost.
- Warranty and resale risks: Moisture problems can void guarantees and scare off buyers or insurers.

How different insulations behave under attack
- Mineral/fibreglass: Soaks up water, clumps, loses loft — usually replace it.
- Cellulose: Soaks and holds water, rots and invites pests and mould.
- Granular/loose‑fill: Can bridge the cavity and create a wet path instead of stopping one.
- Closed‑cell spray foam: More water‑resistant, but it can mask an ongoing leak — not a miracle cure.

Signs the cavity’s been compromised
- Damp or salt stains on bricks or internal plaster.
- Cold spots, higher heating bills, musty smells.
- Visible mould, damp patches, or wetness seen when inspection holes are opened.
- Damp weep holes or salt deposits around joints.

What to do — quick and right
1. Stop the leak: gutters, flashings, pointing, seals, roof — fix the entry point first.
2. Get a damp/cavity surveyor to assess the cavity, ties and insulation condition.
3. Remove and replace wet or contaminated insulation; don’t just top it up.
4. Dry and repair the fabric, treat mould, and fix masonry or corroded ties.
5. Use moisture‑resistant materials and ensure proper cavity barriers and ventilation if re‑insulating.
6. Keep drainage, weep holes and vents clear to prevent a repeat.

Call a pro when
- There’s visible mould, crumbling mortar, rusted ties or big damp stains.
- You find wet insulation or cannot find the water source.
- You’re planning to re‑insulate or sell the property.

Bottom line
Penetrating damp doesn’t merely reduce insulation performance — it ruins it, damages the building, risks health and leads to costly repairs. Stop the water, get the cavity checked, and replace contaminated insulation. Delay and you pay more.
