It must be completion day! 🔑🏡

Two completions for me today, one in Cirencester and one in South Cerney, and two very different property journeys.

The Cirencester sale certainly threw a few curveballs our way! But with plenty of communication, perseverance and everyone working together, we made it. 🙌

After 30 years in this home, my seller can finally close the door and move on to the next chapter of his life. And on the other side, a new family are getting the keys to a wonderful family home where they’ll make memories of their own. ❤️

Over in South Cerney, this property has had quite the transformation.

What was once a very neglected home was completely brought back to life by my vendor. New heating system, upgraded electrics, a new bathroom and kitchen, and beautifully redecorated throughout. He did a splendid job and the result is a gorgeous, cosy two-bedroom home.

Today, its new owner gets the keys and can finally start making it her own. 🏡

And somewhere between key drops, I’ve managed to squeeze in a gorgeous coffee and flapjack at The Pennycress | Coffee & Kitchen | Cotswolds in South Cerney.

All in the name of work, of course. 😉☕️

Three estate agents value your home.

One says £425,000.
One says £450,000.
One says £475,000.

It’s incredibly tempting to choose £475,000.

But before you do, I’d ask one question:

Why?

Ask each agent to show you what they’re basing their valuation on.

What has actually sold nearby?
What else will your buyers be looking at?
How does your home compare?
And what’s happening in the market now?

I don’t think a valuation should be about giving you the number you most want to hear.

It should be about understanding your home, looking properly at the evidence and working out the best strategy to achieve the strongest possible result, combined with considering your circumstances.

Sometimes those numbers are the same.

Sometimes they’re not.
