After that it falls off a cliff, about one in five landing between weeks nine and eighteen and thinner from there.
Then the one nobody prints on a leaflet. Barely half the listings coming off agents' books had sold. The rest were withdrawn. So out of everything that goes on the market, roughly a third finds a buyer in those first eight weeks and the rest is a much longer road.

Launch at a number that gets found and you're competing for the best of the market. Launch high and plan to come down in November and you've spent your strongest fortnight being scrolled past by the exact people who'd have paid you the most.
