This weekโ€™s property market data tells an interesting story.

People are still looking.

They are just not always acting.

There were ๐Ÿฏ๐Ÿฒ,๐Ÿฑ๐Ÿฌ๐Ÿฌ ๐—ป๐—ฒ๐˜„ ๐—ต๐—ผ๐—บ๐—ฒ๐˜€ listed this week, and year-to-date listings remain well above the pre-Covid average.

So the market is not empty. Sellers are still launching, and buyers are still browsing.

But sales agreed were ๐Ÿญ๐Ÿฌ.๐Ÿณ% ๐—น๐—ผ๐˜„๐—ฒ๐—ฟ than the same week last year, and year-to-date sales are now ๐Ÿฒ% ๐—ฏ๐—ฒ๐—ต๐—ถ๐—ป๐—ฑ ๐Ÿฎ๐Ÿฌ๐Ÿฎ๐Ÿฑ.

That does not mean the market has fallen apart. Sales are still above the pre-Covid average.

But it does show that buyers have more choice, and when buyers have more choice, they often take longer to act.

That is something we are seeing on the ground too.

A property can have good online visibility. People can be looking at it, saving it, comparing it and coming back to it.

But views do not automatically become viewings.

And viewings do not automatically become offers.

The latest national property market data for the week ending ๐Ÿณ ๐—๐˜‚๐—ป๐—ฒ ๐Ÿฎ๐Ÿฌ๐Ÿฎ๐Ÿฒ shows a market with plenty of sellers, but more cautious buyers.

Sales agreed were ๐Ÿด.๐Ÿต% ๐—น๐—ผ๐˜„๐—ฒ๐—ฟ ๐˜๐—ต๐—ฎ๐—ป ๐˜๐—ต๐—ฒ ๐˜€๐—ฎ๐—บ๐—ฒ ๐˜„๐—ฒ๐—ฒ๐—ธ ๐—น๐—ฎ๐˜€๐˜ ๐˜†๐—ฒ๐—ฎ๐—ฟ, which is a shift worth paying attention to. But this is not because the market has gone quiet completely. Sales are still above the 10-year average for this week of the year.

The more interesting point is that ๐Ÿฏ๐Ÿด,๐Ÿต๐Ÿฌ๐Ÿฌ ๐—ป๐—ฒ๐˜„ ๐—ต๐—ผ๐—บ๐—ฒ๐˜€ ๐—ฐ๐—ฎ๐—บ๐—ฒ ๐˜๐—ผ ๐—บ๐—ฎ๐—ฟ๐—ธ๐—ฒ๐˜ ๐˜๐—ต๐—ถ๐˜€ ๐˜„๐—ฒ๐—ฒ๐—ธ.

So the market is not short of sellers.

The challenge is that buyers have choice, and when buyers have choice, they tend to slow down, compare more, negotiate harder and ignore anything that does not feel quite right.

Our view?

This is not a market where sellers can rely on buyer urgency doing all the work.

Your home needs to create urgency.

That comes from the right price, position, strong presentation, proper storytelling, good photography, video, confident follow-up and a launch that makes buyers feel they may miss out if they sit on their hands.

Because at the moment, the buyers are there.

They just need a reason to move.

The latest national property market data for the week ending ๐Ÿฏ๐Ÿญ ๐— ๐—ฎ๐˜† ๐Ÿฎ๐Ÿฌ๐Ÿฎ๐Ÿฒ shows a market that dipped slightly, but not one that has suddenly fallen apart.

This was the late May Bank Holiday week, so lower activity was expected.

The more important message is that the wider market is still moving. Year-to-date sales agreed remain above the 2017-19 average, and buyers are still active.

However, pricing pressure remains very real. ๐Ÿญ๐Ÿฏ.๐Ÿฐ% ๐—ผ๐—ณ ๐—จ๐—ž ๐—ต๐—ผ๐—บ๐—ฒ๐˜€ ๐—ณ๐—ผ๐—ฟ ๐˜€๐—ฎ๐—น๐—ฒ ๐˜„๐—ฒ๐—ฟ๐—ฒ ๐—ฟ๐—ฒ๐—ฑ๐˜‚๐—ฐ๐—ฒ๐—ฑ ๐—ถ๐—ป ๐— ๐—ฎ๐˜†, which is higher than the longer-term average.

Our view?

This is not a bad market. It is a selective one.

The right homes, with the right price, presentation and marketing strategy, are still selling.

But hopeful pricing and average marketing are being exposed.
