Hi this post is a massive shout out to Samuel Wilford who has worked with us over the last few months.
He’s fully fitted our kitchen from start to finish.
This has included all plumbing, electrics, joinery, fitting of work tops and installation of integrated appliances.
Sam has fitted laminated flooring throughout our property along with the replacement of skirting boards and architraves.
Sam carries out his work to a very high standard and finish. As obstacles have presented themselves as they always do in construction, Sam’s problem solving, wide angle view and future proofing shines through.
He’s a great tradesman and friend!

Hi this is a little update of the renovation of our lounge and hallway.

Well it’s been an intense couple of weeks. The flooring is finished in the kitchen and we’ve gone straight into getting the lounge and hall plastered and finished. It’s meant taking down the ceiling as shown in photos. Removing old fireplace and any old electrical points. The plasterer James is here today so will put some pic. Definitely feeling it with living in this refurb. We have furniture in all the other rooms at the moment but we know it’s going to be a huge jump forward once this is completed. Onwards and upwards! Keeping moving forward. It’s been a time of clearing out old building materials in our garden, and sorting out the packed out garage 😫 it all helps towards keeping the site clear and ready for the next job. The next 2 weeks will consist of finishing snagging jobs in the kitchen and fitting the flooring. Then it will be onto the lounge 👏🏻 will post pictures of the kitchen completed soon.

Well it’s been one of the most rewarding weeks last week finally seeing the kitchen going in. It’s been challenging living without a kitchen, cooking in the lounge and washing up in the bathroom. Now it feels like absolute luxury! Flooring left to do now then onto the lounge. After so many months of work behind the scenes it’s great seeing finishes going in, it spurs you on to get the next job done.

Exciting to pick up the kitchen this week. Shout out to Ian on magnet trade side. So helpful showing us how best to load the kitchen in the van to transport and just good info regarding when we install the kitchen. Just 2nd fixing sockets, light switches in the kitchen diner and installing distribution board then it onto installing the kitchen itself. Cant wait!

Title: The 7 Habits of Highly Effective People
Author: Stephen Covey

Rating 6/10

Personal Opinion:
There is definitely some fantastic information in this book that you can apply. The idea of P/PE strategy I found very interesting.
P is the function of a successful business and the results it produces (the golden eggs). PE is the maintenance of the moving parts (the goose). This is the building of relationships with staff and partners or family members and children.
Also a clear definition of independence, interdependence and dependence is discussed. This book also helps with how to see things from other peoples perspective, how to work successfully with others and overcome obstacles.

Key property takeaways:
Begin with the End in Mind → Define your investing goal

This is critical and often skipped.

Ask yourself:

Are you building cash flow or long-term capital growth?
Do you want financial independence, or just wealth accumulation?
Your goal determines:

Property type (HMOs vs single lets)
Location (yield vs growth areas)
Financing strategy
Without this, you’ll drift between random deals.

Put First Things First → Focus on high-impact actions

In property, it’s easy to stay “busy” but not productive.

High-value tasks:

Finding undervalued deals
Running numbers properly
Securing financing

Low-value distractions:

Over-analysing paint colours
Constantly checking market news
Attending endless seminars without action
