Personal Opinion:
There is definitely some fantastic information in this book that you can apply. The idea of P/PE strategy I found very interesting.
P is the function of a successful business and the results it produces (the golden eggs). PE is the maintenance of the moving parts (the goose). This is the building of relationships with staff and partners or family members and children.
Also a clear definition of independence, interdependence and dependence is discussed. This book also helps with how to see things from other peoples perspective, how to work successfully with others and overcome obstacles.

Begin with the End in Mind → Define your investing goal
This is critical and often skipped.
Ask yourself:
Are you building cash flow or long-term capital growth?
Do you want financial independence, or just wealth accumulation?
Your goal determines:
Property type (HMOs vs single lets)
Location (yield vs growth areas)
Financing strategy
Without this, you’ll drift between random deals.
Put First Things First → Focus on high-impact actions
In property, it’s easy to stay “busy” but not productive.
High-value tasks:
Finding undervalued deals
Running numbers properly
Securing financing
Low-value distractions:
Over-analysing paint colours
Constantly checking market news
Attending endless seminars without action
