It's Friday, and before you head into the weekend we're answering the questions that landed in our DMs this month.
🔑 For tenants:
âť“ Can my landlord refuse to let me have a pet?
âś… Not outright, no. Under the Renters' Rights Act, landlords must consider any reasonable pet request and can only refuse with good reason. They can require pet damage insurance as a condition.
âť“ What should I do if my landlord won't carry out repairs?
âś… Start by putting your request in writing, email is fine. If nothing happens within a reasonable timeframe, you can contact your local council's environmental health team. You also now have stronger rights to escalate via the new Ombudsman scheme.
âť“ Can I be asked to leave now that fixed terms are gone?
âś… Only if a specific legal ground applies, and your landlord must give you at least 4 months' notice for most grounds. You cannot simply be asked to leave without reason anymore.
🏠For landlords:
âť“ Do I need to update my tenancy agreements now the law has changed?
âś… Yes. All new tenancies should reflect the new periodic structure. If you're unsure whether your paperwork is up to date, speak to your letting agent or a property solicitor.
âť“ I missed the 31st May Information Sheet deadline, what now?
âś… Issue it immediately and keep a record of delivery. While the deadline has passed, taking swift action demonstrates good faith and reduces your risk of a fine.
