Job Title: Lettings/Sales Negotiator
Job Type: Probation 6 months – Permanent
Salary: Varies on Experience // Roughly OTE £30,000 P.A.
Hours: 09:00am - 6.00pm (Monday to Friday), Saturday 09:30am to 14:30pm.
Experience Required: Sales Role or 1 Year + in residential & commercial property dealing.
Requirement: Full Clean UK Driving License, Local residence within 3 miles from Ruislip. Will need personal car (fuel allowance will be provided)
Advantage for prospective employee: If owner of car, membership / qualification of ARLA or NAEA, UKALA, NAL members.

Message from Employer: To work within the Property Lettings department of an Estate Agency. The position would require an individual to manage a busy reception desk and assist with a range of administration tasks within the office, carrying out viewings, ready to go for Rental/Sales Market Appraisal, door to door marketing to win leads and business.
Main responsibilities include:
• Manage the front reception desk.
• Answer the telephone within a timely manner and transfer calls professionally, take messages and follow up.
• Attend to visitors and deal with enquiries on the phone and face to face, register the clients, offer them properties.
• Assist with administrative and clerical tasks as required.
• Supply information regarding the organisation to the general public, clients and customers.
• Report back any complaints or recommendations to the line manager, Manager or Managing Director.
• Assist in selection of responsible and reliable tenants.
• Have an excellent communication and telephone skills.
• Advising clients about the letting process, tenancy agreement, notices and legal process & ToB.
• Setting up viewings and showing the property to potential clients.
• Preparing lettings contract, agreements, invoices, work jobs, certificate, comparables report and key consent forms.
• Making sure all aspects of the lettings and clients to meet legal requirements.
• Advising & negotiations of letting amount & fees.
• Assist in arranging for maintenance to be carried out during lettings, including visit and supplier's access.
• Working with a wide range of people, such as solicitors, builders, insurance and suppliers where required.
• Handling incoming complain and problems from the properties and try to resolve the issues.
• Keep yourselves and company up to date with changes in the letting laws related to estate agency & suppliers.
• Additional adhoc tasks as required by the business.
• Prepare to drive company's or own car on daily basis for viewings, valuations, knocking doors for appraisal, other work related purposes.
