Hi there,

We hope everyone’s had a good week. We’re feeling the early autumn vibes and enjoying the change of seasons 🍂. It’s lovely that we’ve had some good weather, but also some much needed rain!

Today we thought we’d continue with the Hatfield frontage renovation project we highlighted a little while ago. Shoutout to Simon, Martyn and the team for all the hard work they put in to totally transform this outside space and increase the kerb appeal by about 1000%!

From digging out the driveway and replacing the gravel, to resetting paving stones, and of course repainting and adding new front door fixtures, this was quite an undertaking. It paid off handsomely though, as the property sold quickly and for a great price, which we were so pleased about in this market.

At Sunday Morning Styling, we work hard to ensure that every item we offer in our staging services is right for that particular property. We build bespoke interior designs that are unique to each client and their space. This means taking the time to consider overall colour schemes and design styles to ensure the property feels welcoming and well thought out to viewers.

We often deal with occupied properties, and our ethos is to utilise as much as possible that the client already has, keeping costs and upheaval down. In practice, this means we look in detail at every item of furniture and homewares already in the property, advising what needs decluttering, and what can be kept out and enhanced with our stylish additions. We source from quality outlets such as The White Company, John Lewis. Made and Dusk.

In this project, for example, after renovation we repurposed the clients’ existing dining table, adding a table setting, pictures and lighting to transform the look.

We find our clients appreciate this attention to detail, and the care we invest in every project to ensure everything is perfect. We always work with our customers and their estate agents to ensure the proposed enhancement appeals to the target demographic of potential buyers. Our methodology has reaped rewards for our clients, with every property we’ve taken on over the years selling quickly and for the best possible price.

Hi there,

One aspect of the service we offer as property presenters is moodboards. We always create bespoke versions for every project we undertake, as it helps the client and ourselves clearly visualise how we’ll enhance the property. Once clients have signed up to our enhancement or full staging services, we offer these at no additional cost. It’s a valuable way for us to help build the best marketing strategy and gain feedback from clients regarding their expectations.

Everyone knows pictures speak a thousand words, and we find our clients tend to love our moodboards, as they help create a real sense of how their property will be transformed, and how marketable it will become.

Hi everyone,

We hope you all enjoyed the long bank holiday weekend!

We had a great trip out yesterday to see The Odyssey at…of course, The Odyssey. It had to be done, really, and we always love supporting our local independent cinema. We thought it was very well done, and apparently, Matt Damon’s aware that his film is playing at our local namesake!

You can still catch it for the last few showings there if you haven’t yet seen it.

We were thinking recently about the most important things to think about when staging a property for sale. Here are some of our best hints and tips, and the best part is many of these ideas won’t cost a thing!

- Let the natural light in - one of the easiest things you can do to give your property more appeal is to open curtains to their widest, pull up blinds and make sure your windows are squeaky clean
- Declutter - ideally you want to lose around a third of your possessions before launching for sale. Start preparing early, and decide what to keep, donate, sell or recycle. You’d be doing it when you pack up to move anyway, so just bring the process forward a little, and let your home’s best features really shine
- Clean every inch and make sure your home gleams to make a good impression on viewers
- Depersonalise - too many personal mementos get in the way of viewers visualising the property as their future home. But don’t over do it - if you have interesting, tasteful home decor items, keeping a few in the mix ensures your property has character
- Stick to light, neutral walls - even though colour is on trend, it’s usually best when selling to keep to a palette that won’t draw strong reactions (because your favourite shade of pink may not be someone elses’!) If you want, you can add subtle shots of colour in soft furnishings
- Kerb appeal - it’s all about those first impressions. When viewers visit irl, they’ll want to see the frontage and garden tidy and well cared for
- If your kitchen or bathrooms are dated, you may want to consider renovating them. But get expert advice from a good estate agent before taking this step. In the current market you probably won’t add value to the property, but if you choose neutral tones, it may make it more marketable. With 44% of properties currently not selling, and 84% being sold for under asking price, ensuring your property is saleable is key. If you decide to leave dated features ‘as is’ be very realistic about the price you’ll achieve.
