Service 2: Where we manage a quick sale targeting and prioritising buyers and investors in immediate and attractive positions to purchase. We intent to disrupt how the majority of homeowners view selling a home. We believe it makes no sense that selling a property is often classed the most stressful ordeal. Can you actually trust an estate agent's five-star reviews?

It's a reasonable question.

Tony had been looking at our reviews online and had also come across people questioning whether the customers behind them were genuine.

Interestingly, Tony raised it with us himself.

His reaction?

“That can't be right because we are real people with real stories.”

Which perfectly explains why we film these customer conversations.

Anyone can tell you their company provides a great service.

Reviews provide another layer.

But being able to actually watch customers talk openly about their experience gives sellers another way of deciding for themselves.

This is where property marketing statistics can become misleading.

High portal views can look impressive.

But the objective isn't to accumulate clicks.

It's to generate serious buyer action.

Consider two listings:

PROPERTY B
👀 300 online views
🏡 6 viewings
💷 2 offers

Which marketing campaign would you rather have?

Obviously B.

And if hundreds of people are seeing a property but almost nobody is taking the next step, that itself can be valuable information.

The numbers shouldn't just make you feel good.

They should help you make decisions.

That's what we loved about Peter's testimonial.

🏡 Why does a property sometimes become MORE desirable the moment somebody else wants it?

A buyer likes a house.

But they're undecided.

Then they discover another buyer has made an offer.

Suddenly:

“How much?”

“Are they proceeding?”

“Should we offer?”

Part of the explanation is social proof.

When we're uncertain about a decision, seeing other people make the same choice can reassure us that we're making a good one.

Combine that with the possibility of losing the house, and indecision can quickly become action.

That's one reason genuine buyer competition can be so valuable when selling.

The key word is genuine.

Good negotiation isn't about pretending there's interest that doesn't exist.

It's about managing the interest you do have effectively.

**35+ viewings and still no sale.**

At what point do you decide something needs to change?

Becky had been trying to sell her home from March through to July/August.

More than **35 people** had viewed it.

There had been offers.

There had been fall-throughs.

But ultimately, Becky felt like a huge amount of her time was being wasted.

🏡 Should you redecorate before selling your house?

Our answer?

Only where it actually improves the sale.

There's little point spending thousands redecorating perfectly presentable rooms simply because your taste might be different from the buyer's.

But tired, marked or heavily personalised decoration can distract from an otherwise excellent property.

The trick is knowing the difference between:

“The buyer might decorate this differently.”

and

“The decoration is making the property harder to appreciate.”

Touching up marked walls, damaged paintwork or particularly overpowering colours can sometimes make an enormous difference to photographs and first impressions.

You don't need to erase every sign that somebody lives there.

You just want buyers looking at the house, rather than the decorating.

**How long would you keep trying the same estate agent if your sale wasn't progressing?**

Louise had been trying to sell her mum's property for around **eight months**.

They'd actually found buyers twice.

But both sales fell through when the chains collapsed.

Forget that you own your house.

Forget what you paid for it.

Forget what you've spent on it.

Forget all the memories you've made there.

Now imagine you're seeing it on Rightmove for the first time today.

What would you pay for it?

Would that number be exactly the same as the amount you'd want to sell it for?

Psychologists have identified something called the endowment effect.

We tend to value things more highly simply because they're ours.

With a home, that effect can be particularly powerful because you're not just selling bricks and mortar.

You're selling somewhere you've lived.

The buyer doesn't have that history.

They're comparing it with every other property they could buy instead.

**“I wouldn't be here now.”**

That's probably one of the nicest things a customer can tell us.

Because Juan wasn't talking about our service.

He was talking about his new home.

Today, Juan is living in a three-bedroom house in Barry Island.

When we asked where he thought he'd be if his previous situation had simply continued, his answer was clear:

**“I would still be no closer, I don't think, at all.”**

Instead, he changed his approach, sold his property and was able to move forward.

Looking back?

**“I should have done it before.”**

It's one of property’s oldest assumptions.
And yes, spring can be an excellent time to sell.
But there's something sellers sometimes forget.
Everyone else knows that too.
More properties coming onto the market can mean buyers have more choice.
Autumn can have advantages of its own.
There may be fewer casual browsers.
Some buyers have a genuine reason to move.
And importantly, you're not automatically competing with the influx of properties that may arrive in spring.
The calendar alone doesn't determine whether your house will sell.
Price, presentation, competition and local demand matter considerably more.
