There is a reason beautifully presented homes often create stronger buyer confidence.

Rightmove previously reported that refurbished homes carried a premium of around 19%, which was almost £70,000 more than average.

That does not mean every seller should spend thousands renovating before selling. In fact, that is not always the right move.

But it does show something very important: buyers will often pay more when they feel confident.

A home that looks well cared for, clean, finished and easy to move into removes a lot of doubt. Buyers do not have to worry as much about hidden costs, disruption or whether they can afford to do the work after completion.

For sellers, presentation matters. Maintenance matters. Small improvements can matter.

Sometimes the best strategy is a full refurbishment. Sometimes it is simply fresh paint, decluttering, better styling, tidying the garden or dealing with obvious maintenance issues before photography.

My job is to help sellers understand where money is worth spending — and where it is not.

Because the aim is not just to make a home look good. The aim is to create buyer confidence and protect your final sale price.

This is such an interesting piece of buyer data.

Rightmove found that 68% of renters said they were eager to take on a fixer-upper, compared with 54% of homeowners.

That tells us something important.

For some renters, a property that needs work can feel like a route into home ownership. It may offer more space, more potential or a more achievable asking price than a fully finished home.

But eagerness and ability are not always the same thing.

Many buyers, especially first-time buyers, are already stretching themselves with deposits, mortgage rates, solicitors, surveys, removals and furniture. So even if they love the idea of a project, they still need the numbers to work.

This is why I always look carefully at who the likely buyer is for a property.

Is it a first-time buyer? A family? An investor? Someone downsizing? A homeowner with equity? Each buyer type will look at a property needing work very differently.

Good estate agency is not just about putting a house online. It is about understanding buyer psychology, pricing sensitivity and what will make someone feel confident enough to offer.

Fixer-uppers still get attention, and the data shows why.

Rightmove found that homes needing renovation were around 12% cheaper, which worked out at approximately £44,634 less than the average listed property.

That is a big reason why buyers click.

At first glance, a home that needs work can look more affordable. It can feel like a chance to get into a better location, buy a bigger property or create something personal over time.

But here’s the part I always explain to sellers.

Interest is not the same as commitment.

A buyer may be excited by the lower asking price, but once they start calculating the work involved, the enthusiasm can quickly change. Kitchen, bathroom, boiler, electrics, roof, windows, flooring, plastering and decoration all add up.

So, when I advise sellers with a dated property, I look at both sides: the appeal of the opportunity and the reality of the buyer’s concerns.

The right price can create confidence. The wrong price can make buyers hesitate.

If your home needs modernisation, it can still be very attractive — but the strategy has to be honest, realistic and backed by evidence.
