Delighted to see Shwen Shwen recognised in the Michelin guide- a very well-deserved acknowledgement of the powerhouse food scene we have here in Sevenoaks. Maria Bradford’s bright, welcoming dining room on Bank Street is home to incredible Sierra Leonean food, and well worth the visit if you’re local or considering a move to Kent.

It made me think about how many of my clients who are relocating from London to Kent don’t worry about the commute, but are concerned about the ‘sacrifice’ of culture.

Reading this news was a reminder that Kent is unparalleled in its dining variety and access to local produce. Clients used to fine London dining needn’t feel they’re leaving the scene, but instead getting closer to the source. As well as Shwen Shwen we have @‌no8sevenoaks and in Tunbridge Wells Thackeray's , Tallow and The Counter are all leading the foodie scene in the county.

And it’s not just evening dining that’s top-notch. With artisan coffee, vineyards like Squerryes and Balfour Winery, and farm shops like Chart Farm, a move to Kent doesn’t mean sacrifice. In fact, outstanding food is incredibly accessible here and often in beautiful surroundings right on your doorstep, making Kent a foodie paradise.

I’ve seen a big shift in the last few years in the provision of reliable bus services for many of the most prestigious private schools in Sevenoaks, Tunbridge Wells and the wider Weald. This means that while traditionally, family home searches might have centred around TN13, there is now an elite stretch of potential between Sevenoaks and Tunbridge Wells for families seeking that rural lifestyle and exceptional schooling without needing to provide a ‘taxi’ service to and from school every day.

The much-improved, highly practical private school bus network has effectively 'shrunk' the distance for parents looking to access the best education while juggling hybrid working and a commute.

For example, Sevenoaks School runs a dedicated, Vectare-tracked bus route from Tunbridge Wells Station (07:11) via Southborough and Bidborough, reaching the school gates in under an hour.

I’m also seeing more Sevenoaks-based families sending children south to Kent College Pembury (who offer a late bus at 17:40 serving Sevenoaks, Riverhead and Westerham) or Holmewood House School because the bus routes (like the TW1 and 402) are now so reliable.

The New Beacon School and Radnor House Sevenoaks have also both upgraded their Tunbridge Wells shuttles, making the morning run a social highlight for the kids rather than a chore for the parents.

Sevenoaks Prep School have also launched a school bus which has been very welcomed by parents.

What this means for buyers is that villages outside the main towns are now viable family options- offering more land, larger properties and that much-desired town/country balance.

This is a trend I’ve seen since the pandemic, but rather than asking “What can I afford?”, buyers in 2026 are definitely laser-focused on the question “How do I want to live?”

Investment security remains at the forefront for many Kent home buyers, but the questions I’m asked have shifted to:

“Can we walk to the station?”
”Are we in the school catchment area?”
”How much land does it have/do we want?”
”Should we renovate or move straight in?”
”Does it have solar panels/heat pump/EV charging?”

While the latest accessibility improvements at Sevenoaks Station are a welcome change, particularly for my clients with accessibility needs,

I’m patiently waiting for the publication of the Regulation 19 consultation briefs about the wider Sevenoaks Station development plan (due to be released in summer 2026) to ensure I have all the latest knowledge about the proposals in this part of town that might impact my clients.

Many of my relocation clients are drawn to Sevenoaks for the under-25-minute commute to central London, and “walking distance to the station” is a key driver. But new plans are proposing a complete transformation of the car park area into a new retail and residential hub, with potentially 10-storey high-density housing. For buyers, this is a double-edged sword. It means better local amenities, but it also means 'protected views' near the station might not be protected for much longer.

Buying a home within walking distance of Sevenoaks station in 2026 could mean buying into a specific phase of a 15-year masterplan, so I’m staying as informed as I can to advise my clients of all their options and ensure they don’t get caught out by future developments.

The granting of planning permission to restore the five lakes of Bradbourne Lakes in central Sevenoaks is another brilliant indicator that the town is serious in its investment in its green infrastructure.

Bradbourne Lakes has been a public park since 1740 with stunning lakes and waterfalls spread over 3.5 hectares just 2km from the town centre.

Now a £2 million project will revitalise the park and gardens- the biggest overhaul in its 300-year history. The lakes will be drained and restored using reclaimed and locally sourced materials where possible.

For families looking to relocate to Sevenoaks to take advantage of local schooling, a proposed reduction in the Published Admission Numbers in 2026/27 could create a “schooling squeeze” around desirable state primary schools like Sevenoaks Primary and Woodlands. Lower pupil intake means the catchment area reduces.

The ripple effect of this is that “buying into catchment” is more competitive than ever, and the premium on “walk-to-school” properties is increasing. From an investment perspective, a house 50 yards outside the catchment could lose its relocation appeal.

If you have a school-starter in 2026 or 2027, it is certainly worth understanding the ‘safety net' for local primary school catchment. This can be challenging if you are relocating from London or overseas, which is why I stay abreast of these developments, and schooling advice comes as standard in my home finding services.

A house move is rarely the only change happening in my client’s life at the time they make the decision to relocate. Often, finding a new home is a side quest to another big life shift, such as welcoming a new baby, starting a new job, moving to be near ageing parents or supporting a child’s transition to a new school.

It’s why my job encompasses more than just finding a new home. I work alongside my clients to get to know them so that when their attention is pulled elsewhere, as often it is, they can fully trust that their property search will carry on in earnest with someone who really cares. These periods of change can be emotive, exhausting and overwhelming, so I see my role to ease the transition, not just to find a new bricks and mortar house.

As a slight aside from property news, if you’ve seen Wuthering Heights in the cinema recently, the eagle-eyed amongst you might have spotted a local landmark being used as a location.

Knole House forms the backdrop of some of the scenes in the epic new film, including the harrowing opening scene. Crews took over the site in March 2025 to film.
