Risk is part of every construction project - the real difference is how early it’s identified and how well it’s managed.

When risks are picked up at feasibility or pre-construction stage, they can often be designed out, priced properly or allocated clearly within the contract. That gives everyone certainty and allows informed decisions to be made before work begins. When they’re only discovered once work is underway, they rarely stay small. They can slow things down, create tension and increase costs far more than they would have at the start.

That’s why thinking ahead and challenging things early makes such a difference to the overall outcome of a project.

This is a question we get asked a lot.

A contingency allowance is a planned sum within the budget to manage the unknowns - things that can’t be fully defined at the start but are likely to arise as a project progresses.

Used properly, it helps projects adapt without constant cost panic or uncomfortable conversations later on. It’s not there to be spent for the sake of it - it’s there to protect the project if and when it’s needed.

They’re the essential site and management costs needed to deliver the project - things like site setup, supervision, welfare facilities, temporary works and insurances.

They don’t form part of the permanent structure, but without them, the project simply couldn’t run.
