The main difference is that pre-completion survey is done before handover, while post-completion surveys occur after. The latter can make it more difficult to get snags fixed in some cases, especially if you have moved in

According to NHQB guidance, registered builders must allow home buyers to have a pre-completion survey. However, some buyers are still not being informed that they can do this.

Here's one from a recent inspection. The garage party wall is out of plumb by 20-24mm which is non-compliant with NHBC standards. The max tolerance is 8mm so this one is pretty far out!

At the back end of the year we noticed an increase in pre-completion surveys which is where we inspect a home before legal completion. This enables us to get ahead of the builders and allow them to fix any errors before you move in. We always advise opting for a pre-completion survey if your builder permits it.

Most developers do not allow pre-completion inspections, but it's always worth asking. We're seeing many developers only allowing snagging inspectors onto site after completion as a deterrent to snagging surveys.

That said, we have been working with a couple of developers and clients on pre-completion surveys, and each time we've done one, the standards have been very good. Take from that what you will... 🤷
