Migraine or bad headache? 🤕
After a few hours, I’ve concluded this is just a bad headache. I woke up with this & the pain was right behind my eyes. 😭 So I slept on Thomas while he worked for a bit this morning & now I’ve finally managed to get some food in me. We literally haven’t stopped for the entire of 2020, so I’m not too surprised my mind & body are beginning to catch up with me now that I’m slowing down.
Fingers crossed I’m feeling much better later as I’ve got a Zoom catch up with some of my angel investors later on this evening.
Lessons learned, sometimes you have to slow down if you’re going to speed up.

I kid you not, I viewed this property back in October 2019 & I’ve finally just picked up the keys on behalf of the brilliant whom I’ve sourced this magnificently smelly property to!
Okay, okay, it’s been in conveyancing for a lonnnng time, but not since October 2019. That was just my initial offer, which was rejected. It was rejected several times until finally in May, once lockdown was lifted, the vendor finally realised they NEEDED to sell.
This is a major lesson out there for all property investors & especially if you’re new to this game. Deals don’t always come through quickly. In fact, they hardly ever do. It’s a numbers game & the more offers you get out there & the more consistently you follow up then the greater the chances are of some of them eventually coming off.
Remember, I’m the girl who got 96 live no’s before the 97th offer finally got accepted. Grit & tenacity will see you succeed in this game.
And now to pass the keys over to the builders so they can begin the rip out tomorrow. 🏚🏡 Congratulations again, Chris. You deserve this after a long wait!

And the For Sale board is finally up at the bungalow! Fingers crossed it has a massive SOLD board plastered across it in no time. 🤞🏼 The agent called to say how amazing it looks & so much so that it resembles a show home. Eeekkkk!!! She also said they’re expecting offers on by the end of the week. 😳💃🏻
I can’t wait to get this finished & get that money into some new projects. 🏚🏡

My god am I pleased to see the back of this renovation! 🙈😂 I actually didn’t think anything else could hit this property in terms of challenges & then we go & head straight back into another lockdown the week this baby hits the market. 😔 It’s frustrating as hell when you’ve worked so hard to produce something & fought set back after set back & then the world goes & takes another swipe. Fingers crossed, the market remains buoyant & people aren’t put off buying.
I am now considering listing this with two agents. As investors, we always view this as a sign of a desperate seller, but I’m not sure that’s the mindset of a “normal buyer”. I had decided to go with the agents I originally bought it from to maintain the relationship. However, I’m now considering dual listing it with another agency who offer virtual 3D viewings. I never foresaw another lockdown & that technology might just make the difference. I’m awaiting a call from the agents to chat it through with them & I can only hope their marketing ability is better than their photography skills. Thank the lord for because I won’t be using the agent’s photos. They’re appalling. @ South Yorkshire

Let’s get a nice photo 🤔
LOL So the bungalow has finally finished & I’ve got my life back. Who am I kidding, I never really had a life to get back in the first place! Haha But this guy has worked tirelessly to help me bring the bungalow back to life & it wouldn’t be where it is now without him. It certainly is helpful to have a Thomas on your team, but it’s also difficult because I can be an absolute cow bag when things aren’t quite going my way... isn’t that right who got to experience this the other day! We weren’t at all ready for the photos & I had a complete meltdown & stropped around like an unprofessional child. But, you know what? Sometimes things get the better of you & I am only human. It’s just a shame that I take it out on the person I care about most. I am learning & I am growing as a person every day on this journey though, so for that, I am proud.

Obviously I did not soil myself, but that caption sounded great to me. 🙈😂 BUT we have now become professional gardeners & landscapers overnight. Haha The transformation in this project’s garden astounds me every time I look at it! We’ve got coming round tomorrow for the snappy snappys (bring a coat because it’s going to be wet 😭) so we’ve been making sure everything is tipidy top! 📸

😳 What an incredible & timely piece of newspaper for to find during a rip out of the latest completion! My little brain honestly can’t compute the idea of interest rates being 15% because it’s so far away from what we’re experiencing that it just seems like absolute madness. 🤯 But this is a genuine newspaper from 1979.
I also love the part that says you can buy a new build from £11k!!!! If this doesn’t show you why property investing is such a great asset class then I don’t know what will. Remember, it’s also a long game. Some people get so caught up in the short term that they forget the benefits of simply holding for decades to come.

Does anybody else just live for loungewear? I swear I wouldn’t change if it was socially acceptable to wear this every minute of every day. 🙈😂
It’s been a real week for coaching. My clients are making some serious strides in their businesses, which is amazing. Just remember, it doesn’t matter how far you get each day as long as you’re slightly further than you were yesterday.

Always persevere 💃🏻
I’m ridiculously excited for this morning’s coaching session with one of my clients. A couple of weeks ago she messaged to say that she was feeling deflated & at a loose end because she hadn’t had any offers accepted & needed some guidance on how to keep moving forwards. Fast forward another week & she messaged to say that she’d had her first offer accepted!!! 🎉🎉🎉
That is exactly what tends to happen in business. Just when you feel like giving up & that it’s never going to happen to you BAM the news of that accepted offer comes through.
Spencer also seems to know how this works because he brings his harness & lead with him wherever he goes. He’s relentless & never tires of heating ‘not yet, baby.’ 🙈😂 Be more Spencer!
How long did it take you to get your first offer accepted? Mine was 9 months. 🤦🏻‍♀️💃🏻

First valuation is in 💥
We had the estate agents round yesterday who I bought the bungalow flip from. We wanted to hear their views on what they believe it could be sold for. The first thing he said was that he wouldn’t usually advise selling so far into fall but the market is still bonkers & the stamp duty incentives will absolutely make a difference to this kind of property, so go for it!
You know what makes me laugh? He said EXACTLY what we were expecting to hear. So I’d run all of my cautious numbers on a DUV of £195k & he said ‘You WILL achieve over £200k. I wouldn’t like to say how much by, but it will be north of £200k.’ I literally couldn’t have put it better myself & that’s exactly what our thoughts are. We’d like more than £200k, but how much over this we will achieve is anybody’s guess in this crazy market.
Worst case scenario should be a tidy £25k profit. I’ll be honest, it’s not as much as we’d originally hoped for, but Covid has pushed the renovation higher & meant that we’ve spent longer on it than we would’ve liked to. But have either of us worked 40 hours a week to achieve around the average UK annual salary? No, absolutely not. 🤷🏻‍♀️
Who knows, we could still get an insane offer. There really isn’t anything of this standard in the area & there hasn’t been for some time. Let’s see what the market says in a couple of weeks. 🙌🏼🎉

We absolutely loved meeting .cooper.property today & had a great time showing him around the properties. I think the biggest take away from today was confidence.
Unfortunately you will never have all of the answers when it comes to investing as everyday is a school day, but taking action towards your goals everyday will help you to build confidence & learn as you go.
Get comfortable being uncomfortable. 🎉
