21 homes came to the market in September, slightly fewer than in August. Buyers were busy, with at least 8 homes going sold subject to contract, up from 6 the month before. 5 of those sales were homes that only came to the market in September.

Whiteley had a very different month to August. In August, just 1 home went under offer. In September, that rose to at least 8. Fewer homes came to the market too, with 17 new listings compared with 32 in August, and 2 homes found a buyer within a week of being listed.

We also saw a big rise in price reductions. 15 homes in Locks Heath and 18 in Whiteley reduced their asking price in September, compared with just 8 across both areas in August. Only 3 of those 33 reduced homes have since found a buyer. Of the homes that came to the market in September at the right price, more than 1 in 5 was under offer within a few weeks.

If you're thinking about selling in Locks Heath, Park Gate, Titchfield, Whiteley, Sarisbury Green or Warsash, this local data is worth a look 😊

Across the patch, we’re seeing the 12 month picture vary more than you might expect from street to street. Titchfield Park and Park Gate are holding value best, with prices down by around 1.9% over the year. Whiteley sits close behind them, and has held its value better than several of its neighbours too. Locks Heath, Sarisbury Green, Swanwick, Lower Swanwick and Warsash have seen a steeper fall, closer to 2.9%.

Based on recent sales across the area, I think this comes down to a mix of local demand and property type.

The Twin Towers have now been gone for almost as long as they stood.

They say everyone remembers where they were when JFK was shot. That was before my time, but I think most people of my generation and older can tell you exactly where they were on 9/11.

I remember getting on the school bus and hearing the driver talking about something that had happened in New York. Then in the afternoon, I watched it all unfold on TV, talking about it and wondering who could possibly be capable of doing something so horrendous.

What really struck me recently was reading that we are approaching a point where more than half of Americans will either have been born after 9/11 or been too young to remember it.

That means 9/11 is slowly moving from living memory into history. For future generations, it will become something they learn about in school, much like we were taught about the Second World War.

And perhaps that makes remembering it even more important.

Remembering the horror the loss and the people who were killed. The bravery of those who ran towards the danger, and the way ordinary people came together in the aftermath.

25 years on, we remember. And we must never forget.

AUGUST 2026 PROPERTY MARKET UPDATE. Locks Heath & Whiteley

There were 25 new properties coming to the market in August, compared with just 15 in July. That’s an increase of nearly 67%.

And buyers were active too. Six properties went Sold STC within the month, compared with four in July.

We also saw five price reductions, and importantly, three of those properties then went Sold STC during August.

The standout point for me is that there were zero fallen-through sales, which is a really positive sign for agreed sales actually progressing.


Whiteley was a very different picture.

There were 32 new properties listed, up from 26 in July, so there’s definitely more choice for buyers.

But sales agreed dropped significantly. Just one property went Sold STC in August, compared with ten in July.

So, while more homes are coming onto the market, buyers in Whiteley appear to be taking a little longer to make decisions.

What’s the market like?

That’s the question I’ve been asked more than any other since I started working as an estate agent in Southampton twenty years ago. People always want to know what’s happening, whether they’re buying, selling, renting or letting, and often even when they’re doing none of those things.

I’ve worked across big towns and cities, villages and local suburbs right across Hampshire, and it’s always the same question.

So, what is the market like? Honestly, it’s always a challenge, just not always the same one. When houses are selling quickly and for strong prices, that’s a challenge for buyers trying to secure a home, because stock is limited. When the market slows and viewings drop off, that’s a challenge for sellers who want to get on with their lives, even though it can work in a buyer’s favour. There’s no version of the market that suits everyone at once. What helps one side of a transaction can make things harder for the other.

That’s exactly why estate agents exist. Whatever the market is doing, having the right people on your side makes the difference. The kind of experience and knowledge I mean only comes from having worked through multiple markets over many years: the credit crunch, the recession, Covid, more prime ministers than anyone can remember, and the cost of living pressures we’re seeing now. There’s a lot more to being a good estate agent than simply showing up.
