Another agent said I could get more.�I’m not in a rush to sell.�We can always reduce the price if it doesn’t get interest.�Buyers can just make a lower offer… I just want to test the market.

These are all things I hear time and time again just before a home comes to market.

But put yourself in a buyer’s shoes for a moment.
Imagine you’ve just seen a house you love. It’s brand new to the market, priced correctly, and there are multiple viewings booked in on the same day.
What do you do to secure it?
�You put your best foot forward. You make the strongest offer you can, because you know you have to.

Now flip the scenario.
The same house came on the market three months ago. You liked it, but it felt overpriced. You’ve watched it sit there… then seen a price reduction… maybe even two.
Now you go to view it.
What do you do?�You don’t rush. You don’t stretch.�You offer what you think you can get away with.�You ask the agent what the seller will accept and then you go in lower.
