The cost of living crisis in the UK continues to dominate headlines as some households have to make the impossible choice of buying food 🍌 or putting on the heating. ❄️

Whether you are a BTL or HMO landlord, here are some actions you could take to work with your tenants during this time, recommended by the NRLA (National Residential Landlords Association):

💰If you're charging rent with bills included, have a fair usage policy to cover, say, the first £200 of utilities and then the tenant pays the rest. FYI: You must be able to evidence an overspend

💡Install energy efficient light bulbs and LED lights

🏠 Improve the property's insulation

🚪 Suggest draught excluders and keeping internal doors closed

📟Install smart meters

📞 Communicate with your tenants so, if any issues arise, they can be dealt with promptly

The key thing to do is to 𝚕𝚘𝚘𝚔 𝚊𝚝 𝚌𝚘𝚖𝚙𝚊𝚛𝚊𝚋𝚕𝚎 𝚙𝚛𝚘𝚙𝚎𝚛𝚝𝚒𝚎𝚜 using online tools like Rightmove and Zoopla. 🔑

In order to assess an area for flip success, you need to establish if there is 𝚊 𝚍𝚎𝚖𝚊𝚗𝚍 for:
🏡 that property size: 2-bed, 3-bed, 4-bed etc
🏠 that property type: flat, terraced house, semi-detached house, bungalow
🏴󠁧󠁢󠁷󠁬󠁳󠁿🏴󠁧󠁢󠁳󠁣󠁴󠁿🏴󠁧󠁢󠁥󠁮󠁧󠁿 that area: the specific road, part of town

Then, if your 𝚝𝚊𝚛𝚐𝚎𝚝 𝚋𝚞𝚢𝚎𝚛 is, say, a family...
🏫Are there good schools nearby (Ofsted rated)?
🌳What about parks?
🤿A swimming pools?
🚑Is there a hospital?
🚍Public transport?
👨🏻‍⚕️How about a surgery or dental practice?

The beauty is, all of the aforementioned is achievable with desktop research. ⤴️🖥️

Finally, ask your sourcing agent for a general "feel" for the area:
💜Would he/she live there themselves?
🤔What do their gut instincts tell them?
🤓Does their knowledge of the area support your research?
