This is a great example and future case study of why planned preventative maintenance is so important.

The problem: Whilst on a site visit to a potential client last week we were asked to find the cause of a leak that had occurred on the 1st floor of a block of flats following the heavy rain we experienced.

After some investigation we found evidence of water running down the inside of an internal wall on 1st floor, penetrating damp on 2nd floor and ceiling damage on ground floor.

The cause: We found a guttering system that hasn’t been attended to for years. Gullys, hoppers and down pipes all blocked resulting in a large sloped roof projecting water down the outside of a wall that was last repointed when Edward 5th was on the throne, which means water was penetrating between the brickwork too.

All of the issues at this property could have been avoided with an effective consistent maintenance regime in place and would have saved thousands of pounds in repair bills.

The remedy: We cleared what we could ourselves but also immediately engaged our trade partners to clear the entire guttering system, gathered quotes for repointing and sealed gaps in the lead work that was allowing water into the 1st floor.

The result: Remedial work is now underway to fix the issues at the best possible price available following a stringent tender process conducted by Cottsworth Property Services.

A full premises report and 36 month Preventative maintenance calendar is now being built with phases spending projections.

Our new clients are over “the moon” with the proactivity demonstrated and have subscribed to our low cost monthly service plan which covers all aspects of their property upkeep.

A full premises report completed at a Victorian residential block in Surrey recently. Covering H&S, Fire Safety, Condition, Aesthetics, Risk and Asset Management.

With a 24 month action plan completed, remedial work is now underway starting with the instillation of a Fire Safety system and building, managing and training in an effective fire escape plan.
