According to Zoopla, mortgage rates in the UK "are falling and product choice is increasing as the market continues to stabilise." This news includes both 2-year and 5-year fixed rates which have seen a decrease in rates for the third consecutive month in a row. 🗞️🏘️🏦📉⁣

But, what is the picture for South Africans investing in UK property right now❓⁣⁣

A new lender in the market will:
🔸Lend at 55% loan-to-value if you own 1 BTL overseas
🔸Lend at 65% after six bridging finance payments on a refurb
🔸Lend at 75% if you have owned one BTL in the UK for 12 months

Our broker, Bruce, is noticing a trend in fewer people opting for the 5-year fixed interest rates, opting for a tracker rate with 1% ERC so you can remortgage when fixed rates come down later this year.

𝗬𝗼𝘂 𝗰𝗼𝘂𝗹𝗱 sell it as an empty shell so prospective buyers can see the lovely fresh canvas you've created. 😍 𝗬𝗼𝘂 𝗰𝗼𝘂𝗹𝗱 let them picture in their mind's eye how they would put their stamp on the place by imagining: where the furniture will go and what colours to use. 👀🤯🎨🛋️

Or, 𝘆𝗼𝘂 𝗰𝗼𝘂𝗹𝗱... 𝗗𝗼. 𝗜𝘁. 𝗙𝗼𝗿. 𝗧𝗵𝗲𝗺.

Did you know, you can hire a specialist to virtually stage it for you? 📸

And, did you know, you can hire companies that stage your property temporarily with everything you need to turn it from a house, into a home?

Don't make your buyers work hard; do the hard work for them. 𝗦𝗵𝗼𝘄 𝘁𝗵𝗲𝗺 how the house could look. 🛁🛋️🖼️🖥️🪞🪑🕰️

Again, this is down to the numbers. Factor in the cost of staging. 🔢

And, know your area and your target buyer. Will staging increase the price you're likely to get? Ask your estate agent. 🗺️

Both options work but you've got to know which strategy to implement with each project.

𝗧𝗵𝗲 𝗦𝗽𝗿𝗶𝗻𝗴 𝗕𝘂𝗱𝗴𝗲𝘁: 𝗪𝗵𝗮𝘁 𝗗𝗼𝗲𝘀 𝗜𝘁 𝗠𝗲𝗮𝗻 𝗙𝗼𝗿 𝗬𝗼𝘂?

Possibly, not much at all.

According to Zoopla, last week’s Budget "had little direct impact on the housing market. Stamp duty is unchanged and there are no big changes for landlords, other than a lower level of tax free gains before paying capital gains tax." 🗞️

Instead, the primary focus was "stimulating the economy and jobs, encouraging as many people as possible to keep working and help fill the UK’s 1m job vacancies". 📊

Ultimately, if the economy improves, the housing market will benefit. 💪🏻 But, as I've said many times before, there are opportunities in every market if you look for them. 👀 In my opinion, 𝗻𝗼𝘄, is always the best time to buy. 🛍️
