The stat you need to know if you're selling this month: stock levels are the highest they've been at this time of year for more than ten years.

That isn't a problem if your home is priced and presented properly. It's a serious problem if it isn't.

Buyers right now have choice. They're scrolling Rightmove with patience, not panic. They're comparing your home to four others on the same road, not desperately bidding on the only thing available.

Which means the days of "let's try a higher price and see what happens" are over. In this market, an overpriced home doesn't get offers. It gets ignored. And a home that sits gets stale fast. After 30 days, average sale prices drop to around 99% of asking. After 60, 98%. After 90, just 95%.

Pricing isn't about being cheap. It's about being honest. Buyers know what your road is worth. They've been watching it for months. The agent who tells you what you want to hear at the valuation isn't doing you a favour. They're costing you money.

Your home is being judged by buyers who have never set foot in it. Long before they book a viewing. Long before they read the description. They have already decided, based on three images on a screen and a headline figure, whether your home is worth their time.

This is the reality of how people move home in 2026. The portal is the first viewing. The photography is the front door. The write-up is the conversation in the hallway. If any part of that falls short, the viewing never happens. The viewing that never happens is the offer you never receive, and the move that does not happen when you needed it to.

Research by Zoopla found that homebuyers spend just 34 seconds looking at a bedroom during a viewing, and just 1.2 minutes in a kitchen. They are forming impressions based on how a home feels, not on structural surveys or ceiling conditions. Which means the way a home is presented, photographed, and written about has a direct and measurable impact on the offers received and the price achieved.

April is one of the strongest months of the year for moving home in the UK and the data consistently backs this up. Gardens look their best. Light pours through every window. Buyers who spent January and February browsing Rightmove from the sofa are finally ready to actually do something about it.

But spring market does not mean sit back and let it happen. The families who move home well in spring are the ones who prepared properly and launched with real intention. Those who drifted onto the portals without a strategy spent the summer watching their listing go stale.

Here is what the research shows. Properties receive around 70% of their buyer interest in the first two weeks of coming to market. A home that receives an enquiry on its first day has roughly an 80% chance of resulting in a completed sale. A home that gets no enquiry in the first two weeks drops to around 50%. "Is now a good time to move?"

I understand why people ask it. But it is not quite the right question.

The question I would rather you were asking is: am I ready, and am I approaching this properly?

Because a well-handled move in a tricky market will outperform a poorly handled move in a brilliant one. Every time. I have helped people move home in difficult conditions and in buoyant ones, and the difference in outcome has almost never been down to the market. It has always been down to preparation, pricing, presentation, and having someone genuinely invested in the result working alongside them.

Moving home is one of the biggest things most people do in their lives. It deserves more than a listing and a hope.
