Exchanged on a property in New Malden today 👌and one in Raynes Park earlier this week👌Both out of my normal home patch area but both due to referrals from within the Cheam community.

The one in Raynes Park had been previously marketed by a local agent for a long time , so it was more of a challenge to try get it sold, but finally completing tomorrow.

I remember starting up in Cheam and getting asked whether I have sold here or there and it was quite challenging getting people to entrust us with their properties initially.

Looking forward to a completion on the 1st of September 🕺 … we were the second agent appointed.

The market is very price sensitive at the moment. Properties are selling though if they are priced correctly. We tend to lose market appraisals when the property miraculously goes up in value at the valuations … but time always tells a story … the truth comes out after a few weeks or months.. and we watch the property dropping in price £25k or £50k at a time.

I get that you cannot get it right 100% of the time but if you as an agent are reducing almost all of your stock as a norm .. that’s not an error , change in market or misjudgment of market..that’s a tactic to get a vendor signed up into a three month contract or more.. and then to get it reduced often multiple times to below what it would have sold if marketed correctly on day one. At best they pocket the commission as the other agents lost out or the other reality is the the property gets withdrawn from the market or goes on to sell with another agent at the realistic value.

Vendors get a long drawn out sale or no sale when it is overvalued… weekends are spent tidying up the house with buyers not offering.. or buyers having second thoughts and not pitching on the day. Months go by before reality sets in .. but it can be avoided… the best listing price is often not the highest … if it sounds too good to be true it probably is. Don’t base prices on what was sold in the peak sellers market.. that’s past us… algorithms don’t help either .. look at what’s not selling in the first few weeks.. what’s been withdrawn .. you have your ceiling.

Most of our vendors are selling to purchase again. Most are buying properties stuck on the market at reduced prices. It all balances out.

Choose an agent with a high probability of actually completing… it’s tough out there at the best of times but a good agent can help you realise your dreams to move forward.
