Five Yearly Electrical Checks
From 1st June 2020, private landlords in England must have the electrical installation in their rental properties checked by a qualified electrician to ensure that they are safe.

This means that:

Electrical installations must be inspected and tested prior to the start of a new tenancy from 1st July 2020
Checks must be carried out on any existing tenancies by 1st April 2021
These checks must then be carried out on a five yearly basis. If a landlord is found to not have complied with the law or if no attempt has been made to complete necessary remedial work that was identified, you could face a penalty fine of up to £30,000

What Landlords need to do in order to comply
In order to prove that your property is safe, the electrical installation needs to be inspected every five years. You should only employ a registered electrician who is specially assessed to carry out the electrical safety check on the property. Using an electrician who is registered with a competent persons scheme means that you have more protection and a complaints resolution procedure in the rare event anything goes wrong.

Checks on the installations in privately rented properties in England must be carried out every five years.

From June 2020, checks on the installations in privately rented properties in England must be carried out every five years. This is also a requirement in Scotland. Although legislation is not in place in Wales and Northern Ireland, we recommend that checks are carried out to ensure the safety of the property and its tenants.

If it's a new tenancy, the checks must be carried out by July 2020 and for existing tenancies the checks must be carried out for the first time by April 2021.

The electrician who carries out the check will issue an EICR and a copy should be provided to tenants. If the EICR has flagged any problems that need to be fixed, this needs to be carried out within 28 days of the report being issued. If your property is a House in Multiple Occupation (HMO), you must have checks carried out every five years, wherever you live in the UK

This means that:

· Checks must be carried out on any existing tenancies by 1st April 2021

These checks must then be carried out on a five yearly basis.

A copy of the most recent electrical safety condition report (EICR) must be provided to both new and retained tenants.

The landlord is responsible for making sure that the person who completes the check is suitably competent. Using an electrician or firm that is a member of an accredited registration scheme operated by a recognized body will give you the confidence that this has been achieved.
