I called this one a “liveable project” - and these two saw exactly what I saw. On the first viewing they were literally skipping around the house. This is one of my favourite feelings, watching buyers literally fall in love with a house. 🥹

When your buyers describe the whole thing as “the absolute luck, joy and privilege” of buying a house, you know it was meant to be.

It earned its happy ending, mind. Five properties in the chain, endless delays, and (their words) plenty of “hurdles and challenges” which we tackled together along the way. But they stuck with it right to the end, when I got to hand over the keys, a card and a bottle of fizz. ✨

“If we ever decide to move again, then we’ll be sure to call.”

Steady on - you’ve only just moved in! 😅

Sometimes the house that falls through is doing you a favour.

My buyer had her heart broken earlier this year when the sellers on another Penclawdd property changed their mind at the last minute. I promised her I’d find her a home. Bold promise but you’ve gotta manifest these things!

Then the seller of a house on Brynfa Terrace got in touch. The moment I walked through the door, I knew - this was her house. Incredible views, beautiful garden, recently renovated, the quirkiest little place. Got her round for a viewing and we agreed an offer before even going to market!

A few Land Registry hurdles along the way (that’s Penclawdd for you), but we got there. Keys handed over, new chapter started.

Grateful to my patient seller, delighted for my buyer - and completely spoiled by the gorgeous flowers, chocolates, candle and card.

Turns out manifesting is a legitimate business strategy. ✨🌀

Some sales are about more than the house.

This home has been in the same family for over forty years. When my seller decided it was time to move on, she wasn’t just selling a property - she was handing over a lifetime of memories. That takes trust, and being the agent she chose to guide her through it is something I don’t take lightly.

And the buyers - after nearly three years of searching for their perfect Reynoldston home, they’ve found it. Young family, incredible garden, prime spot on the village green. Those walls are ready for their next forty years of memories.

Reading the survey properly before I call you about it.

Remembering your buyer’s name. And their dog’s.

Learning why you’re moving, not just what you’re selling.

Doing every viewing myself - no Saturday staff who’ve never seen the house.

Turning up on move-in day with a card and a gift.

None of this is revolutionary. It’s just doing the job properly.

Two of my longest sales, both in the same chain, completed on the same day. ✨🙏

My sellers instructed me over a year ago - one couple selling to buy another property I was marketing, the other switching to me after no success with their previous agent.

The chain was tricky. Fall throughs at the bottom, over 200 days in conveyancing (the average is around 100!). But my sellers stayed committed, and honestly, buyers who sell their own home to buy yours are the most committed buyers you can ask for.

Big chains aren’t easy. The key is communication - weekly updates to everyone in the chain, daily when things got tense.

A year working with the same buyers and sellers means you actually get to know people. (The group chats are still open!)

And then this review landed:

“You honestly feel relieved having her on your side... the process would have been so much harder without you and yet it was simply the easiest part.”
(I’m not crying, you are!! 😭)

So grateful for the trust and friendships. Wishing you all the happiest of memories in your new homes! ✨
