A buyer told me they asked to view one home… but had to see four others before they got to it.

So here's the house behind those little glimpses...

Tucked away on the Tooting Bec Common side of Balham is a little pocket known as Hyde Farm Estate.

If you know Balham, you'll know it well. If you don't, you could quite easily wander into it without even realising you've entered one of the area's most distinctive (and sought-after) neighbourhoods.

Leafy residential streets, beautiful Edwardian homes, Tooting Bec Common on the doorstep and Balham just a short walk away.

But there's something else you might notice...

The red brick. The bow windows. The porches. Rows of homes that somehow feel remarkably consistent.

That's no accident.

Go back to the late 1800s and much of what we now know as the Hyde Farm Estate simply wasn't there.

From 1896, that began to change - and Mr Dashwood played a huge part in creating the neighbourhood we recognise today.

Within around 20 years, open land had been transformed into streets of homes - many of which are still instantly recognisable more than a century later.

And I think that's what makes the Hyde Farm Estate so interesting.

It's not just the architecture. It's how strongly the original character of the estate has survived.

So much so that part of Hyde Farm is now a Conservation Area, helping preserve the character that makes this little corner of Balham so special.

I've lived and worked around Balham for years, but I still love discovering the stories behind the streets and homes we probably walk past without giving them a second thought.

Turns out, there's quite a story behind the Hyde Farm Estate.

And Mr Dashwood left quite the legacy 👏🏾

⭐️Throwback Tuesday | Ritherdon Road, SW17

This one's been sat in my camera roll for years...we filmed it about 6 years ago and never got round to posting it. 🙈

Ritherdon Road sits inside the Heaver Estate, built by Alfred Heaver from the 1890s onwards. He's the reason these roads still look the way they do, with the ornate red brick, the gables, the character you just don't get built anymore.

It's also a conservation area, which is a big part of why it's held onto that character and why it's so sought after. The road you're walking down today isn't far off the one Alfred built over a century ago.

Worth saying, the Balham High Road end has changed a bit in the 6 years since we filmed this.
It's where you'll find the parade, home to some fabulous local favourites.
