Well, it's been 2 years since my last post! I've been busy building my retail business - which has gone well - so, now we are looking to get back into property too. 😀

We will be looking for investment opportunities, especially refurbs with the goal of retaining the properties and providing nice places to live for local people.

There's also a new upcoming venture for us that focuses on helping earn more money, pay less tax and enjoy complete freedom from their properties. 🏖

More on that later.

Anyway, just wanted to say hi as it's been a while. We are excited about the future for property in Cornwall.

Attended the Exeter auction today as we had a property in the sale.

Unfortunately, the bids didn't meet our reserve price so it didn't sell. We were initially disappointed, but always knew it was a bit of a gamble...🎰

This evening we have looked at the numbers again, as well as what else we have going on, and decided that we are better off refurbishing it ourselves and selling on the open market.

The auction idea was to get our cash out fast (to buy a bigger opportunity) and set the reserve at break even.

Now, we expect to make a £24k profit from doing it up. Plus, we can still buy that other house! 🙏

We are looking for LAND.

When you think of land you might picture a green field, but in reality the type of land ripe for new houses may look a lot different.

So, who do you know with a large garden, old commercial building, empty pub, derelict garages or abandoned property?

I've got 3 builders coming today to quote me on removing this timber extension and building a larger one in block. It will include a new kitchen, bathroom and utility.

This is part of a full house refurb. I hope to step away from the tools I as I try to remind myself that my time is better spent sourcing deals and helping sellers.

Just like this one...

I'll do a video about this but, in a nutshell, the seller had had 2 sales fall through over 18 months because of the poor quality of this timber extension. They lived in Berkshire so had neither the time or money to replace it and rebuild it.

So we agreed that I will buy the house at a price they are happy with and in return, they gave me a few months to replace this extension and make the house mortgage-able.

Once it's finished, I will buy it from them.

They are happy because they don't have the stress of managing builders from 250 miles away or find the money to do it - I'm paying for everything! 😁
