We are seeking a skilled and detail-oriented MRICS / FRICS Surveyor to join our team.

Based in St Margarets, Twickenham, we are Chartered Surveyors and property consultants, specialising in statutory valuations and surveys across London and the home counties. Established in 2016, we are a family-run practise who pride ourselves on the quality of our work and our excellent customer service.

The Role:
We are looking for an enthusiastic, hardworking and organised RICS qualified Residential Surveyor to join our team. The successful candidate will have a minimum of 5 years’ experience and a keen interest in building surveying.

You will work at properties across London, undertaking valuations for a range of purposes, as well as homebuyer reports and building surveys. You will be required to liaise with clients in relation to their property purchases, using your expert knowledge to provide verbal advice.

As a senior surveyor, you will have the opportunity to join a growing company and play an integral role in building the residential surveying team, as well as playing a major role in the management of the business alongside the Directors, resulting in excellent long-term prospects for earnings and equity.

You will be expected to be provide a high level of service to existing clients, and come up with strategies to acquire additional business, with the aim of increasing the already high calibre list of clients and developing the company brand.

Requirements:
To be successful in this role you will need the following:

- MRICS / FRICS
- Minimum of 5 years' experience
- Experience carrying out full building surveys and homebuyer reports on residential properties
- Be comfortable when liaising directly with clients
- Have an entrepreneurial approach and a desire to run and grow our business
- A full and clean UK driving licence
- The ability to meet strict deadlines
- Proficient in the use of tablet survey generative tools
- A willingness to travel across London and home counties to carry out surveys

Understanding Party Wall Agreements: A Homeowner's Guide.

If you're planning any construction work on or near a shared wall with a neighbouring property, you may need a Party Wall Agreement. This legal requirement, part of the Party Wall Act 1996, helps protect both your and your neighbour's interests during building projects that could affect a shared structure. Understanding how Party Wall Agreements work can ensure that your renovation or extension project proceeds smoothly and legally.

A party wall is any wall, boundary, or structure that separates two properties. Common examples include walls between terraced or semi-detached houses. If your construction plans involve work on such a wall, or even close to it (such as digging foundations), you must notify your neighbours. This includes loft conversions, extensions, and even garden walls if they adjoin a neighbouring property.
Once notified, your neighbour has the right to agree to the work, request changes, or even appoint a surveyor to ensure their property is protected. If both parties agree, a Party Wall Agreement can be signed. If not, each side may need to appoint a surveyor to draw up an agreement that ensures the work proceeds without damaging either property.

The three main types are:
1. Line of Junction Notice (Section 1) : For building new walls on the boundary line.
2. Party Structure Notice: For work affecting a shared wall, such as cutting into or demolishing part of it.
3. Notice of Adjacent Excavation (Section 6): For digging within 3-6 meters of a neighbouring building’s foundation.

These notices must be served at least two months before work begins and allow time for any objections or agreements.

The Party Wall Agreement outlines the scope of the work, timelines, and conditions to minimize disruption and prevent damage. It also includes provisions for compensation if any damage occurs. Having this agreement in place ensures both parties are legally protected and reduces the chances of disputes during or after construction.

Failing to get a Party Wall Agreement before starting work could lead to legal action, construction delays, and potentially increased costs if damage occurs. By understanding the importance of this agreement and following the proper procedures, homeowners can avoid conflict, protect their property, and complete their projects with peace of mind.
