In 2021, UK house prices rose by more than 10%, the fastest rate in 15 years!

Think, if you bought a £200,000 investment property in December 2020. 25% deposit + Fees would be around £60,000 (£50,000 Deposit, £10,000 Stamp & Solicitors).

After 1 year your £60,000 would have increased to £70,000! (Remember to take off the £10k fee's). That is over 16.6% in 1 year. That doesn't even take into account the rent you would been paid!

That sounds good to me!

Remember, time in the market beats timing the market. If you bought the average priced house in the UK in 2005, you would have paid £150,000. If you did the same in 2015, you would have paid £190,500. Today that house would be worth a little under £255,000.

The average price of property has increased £20,000 in the last year, the fastest pace in 15 years, with some experts saying they are "almost certain" that house prices will continue to rise through 2022.

If you compare that to a savings account which, if you're lucky is giving you 1.5%. To gain £20,000 @ 1.5%, you would need to have £1.33 Million saved.

If you put £1.33 Million in property, that could be a deposit on around 17 average priced properties. If each one of those made £20,000, you would be up £340,000, not including rent. I know which I'd rather have!

This week is "Black Friday" Week. Ignoring the fact that "Black Friday" is now a month long event, did you know on average, each person in the UK spends £304 on Black Friday?

Now don't get us wrong, we know £304 is not likely to be a deposit on a house, but think back to every sale you have bought into, buying things you don't need, ring a bell?

So the next time you see a Black Friday Sale, Summer Sale, End of Season Sale, January Sale, Boxing Day Sale or Cyber Monday Sale, instead of spending, why not save a bit, start your investment journey early? Remember, every pound saved is a pound closer to financial freedom.

Hamptons Estate Agents have predicted a 3.5% rise in average house prices over the next 2 years.

If they are correct, a £350k property in Oxford will be worth just shy of £375k. Not only that, you don't need £350k to start, all you need is the deposit of 25% + Fees!

According to Zoopla, the value of the average home has increased by £44 per day in the last 6 months! That's £308 a week!

If you put £100k into the S&P500 in 2000, your investment would be worth 471k today.

That's pretty good going...

However, if you had bought 2x £163k Semi-detached properties in Oxford with a 25% Deposit. Today, those houses would be worth over £1 Million... That's without collecting any rent!

Did you know Mortgage rates are at an all time low?! According to money.co.uk, If you were to buy a £300,000 property today, with a 25% deposit on a buy to let mortgage. Your monthly interest could be as low as £260 per month! That sounds like a bargain to me!
