I understand that your home is precious to you, but I also have the experience to know and be able to point out the negatives that might just be putting your buyers off. Because I see so many properties on Rightmove, Zoopla etc.. that I can tell straight away why they are not selling and I want to help and I am confident that I can. This really isn't surprising, its astonishing how many agents do not check chains, do not include weekly chain checks during their sales progression, or do sales progression at all!! If you or someone you know is struggling through a sale please do get in touch for some free independent help.

A lack of visibility in chains means that deals are collapsing at an ever-increasing rate as buyer nervousness builds.

Personally I think this is disgraceful. However I saw this coming a few years back when sat in a meeting with some of the UK ๐Ÿ‡ฌ๐Ÿ‡ง housing officials to be told that Britain would become a nation of renters!
Why does this effect how the pension works?
If we have a mortgage paid off by say 65 like our ancestors have, it leaves many people with a house they can sell and downsize if they wish, spare money plus a pension coming in.

If we rent until pension age, we have no home to call our own, no chance of spare cash to spend, or help our children with and we have to still pay rent, yep, not just that but pay increasing rent!

If we give up work, how do we pay it? What happens to our home if we can't afford to? The Government knows this, they know that if they force us to work longer then we have a chance of contributing to our own home for longer without their help!
It's idiotic! Help people secure a mortgage easier. The mortgage provides a stable home for us in our senior years whether we stay in it or we sell and use the funds we have (the equity) to help fund our private care. Otherwise dear Government, guess what you will be facing a bigger housing crisis and paying out a lot more on care, which you state is costing you billions now!
You state that you must raise the pension age as people are living longer due to preventive measures and that more people are choosing early retirement so the rest of us have to basically pay.

Please remember dear Government that not all of us can afford to take an early retirement! The ones who can have probably worked hard and made their money and wish to relax, good on them too! But don't you see, you keep penalising the wealthy, the business owners the very people who you need to keep this country afloat in the future. In doing so you are creating a new generation of people who don't see any advantages in getting higher on the ladder, or owning their own business, because there's nothing in it for them! Take away those savvy creative business people and you leave less people as we grow older to replace us in our roles, so yes you need us, you need us to work until we drop, we will need to work until we drop to pay for our rent.

Dear Government you have this all wrong you are damaging society, damaging future generations, damaging future economy and damaging pensioners. We all get old - FACT
Our bodies wear and we get tired - FACT.
The longer you make us work, the less production you get from us and the earlier we drop saving you money to spend elsewhere! We know why, we know about greed but it's really time that you thought this out.

Break the circle it's vicious indeed and think about the consequences your policies bring for us in the present and for future generations to come!

Although I have not worked within an estate agency environment for 5 years now. How are you finding the service ? After having recent interactions with several local agents, I have been shocked at the level of service received.
I have worked in property many years, I have ran agencies and I have been a tenant, a seller and a buyer. I have never seen such lapse care to customers as I have recently. I have always defended agents as previously being one I know how stressful it is. How people don't see your worth or value, but recently I can understand why that perception still prevails!

If anyone has any issues currently in the East Devon area, then please get in touch. I will help you free of charge to tackle problem agents. Ignoring customers, not responding to emails for days, not turning up for viewings, it's not acceptable.

Not all agents are poor in their service but experience and knowledge are seriously lacking in some agencies!
If you are an agent yourself and know you are lacking in service, then please don't bury your head.

Great in one respect as this will allow first time buyers to afford a step on the ladder ๐Ÿชœ but it could also see some struggle with repayments if interest rates rise or simply cost of living keeps rising at its current rate. When taking out a mortgage look at the payments and then ask yourself, if the rates increased between 1 and 5% could you afford the payments still?
Some will take a risk and it may pay off, some will be cautious and put a little aside for a rainy day and others won't take the plunge at all. 6 x their income is a fair amount to borrow. Always seek an independent mortgage advisor that can scour ALL not some of the market! Be aware some advisors claim to have access to the whole market, which is true, they do, but what they don't tell you is they actually will only refer you to a few, because they may have a preferred panel of 5 lenders that pay the mortgage advisor to recommend their products. Don't be afraid to ask, if they are independent to the "whole " of the market before you sign any deals with anyone.
Also contact a few banks including your own directly. Sometimes they have better deals sometimes they don't. Exhaust all avenues, shop around and get the best deal and most affordable for you.

EXCITING NEWS FOR SEATON! ๐ŸŽ‰

Weโ€™re thrilled to announce that the long-vacant Hook and Parrot pub on Seaton's seafront will undergo redevelopment, starting in January 2025! ๐ŸŽŠ
Chamberlain Bros Construction Ltd will be leading the project and has asked us to share this exciting news far and wide ๐Ÿ™Œ

While there wonโ€™t be any road closures, the esplanade will have scaffolding and hoarding in place, and some parking spaces in front of the pub will be suspended to allow for deliveries. ๐Ÿšง Donโ€™t worry thoughโ€”pedestrian access will remain open, so you can still enjoy all the other fantastic cafes and bars in the area during the build. โ˜•๐Ÿฝ๏ธ

The project is expected to take up to 18 months, and weโ€™re excited to see the boost this will bring to our seafront! ๐ŸŒŠ

What's your opinion?
To me these plans are flawed in so many ways. Not the fault of East Devon Council, the Government has set them a mammoth task, but thought has gone out of the window when addressing this countries housing crisis. It's truly shocking!
