This Barratts new build gets 0.5⭐️ from our snagging survey. The homeowners have recently moved in and we’ve found several leaks, missing shower heads and extraction ducts, poorly installed doors and wonky walls. Not all new builds by Barratts are this poor and in fact we rated them in our top 5 of best developers in the UK this past year - However, things clearly haven’t been checked through with this plot and the customer shouldn’t have been allowed to complete. It goes to show that the quality of new builds varies from site to site even with the same developer.

We’re back with another collection of some of the wildest new build defects and cowboy workmanship our surveyors have discovered.

These aren’t staged examples — they’re discoveries made during real professional snagging surveys of new-build homes.

We’re snagging this Charles Church 3 bed house and rating it overall 2⭐️. The issues included a recent leak from the bath that’s still not dried out, ceilings weren’t level, windows throughout had gaps and there was damaged fencing.

We raised just over 150 snags which is typical for a new build in this size. The customer now has a comprehensive snag list for the site to fix according to the NHBC tolerances it’s not met.

PERSIMMON NEW BUILD: 0.5/5 ⭐

This is exactly why some of the most important new build snags aren’t necessarily the most obvious.

During our snagging survey of this Persimmon Homes new build, our surveyor noticed significant movement in the blockwork piers within the garage.

Persimmon acted quickly and began dismantling them within an hour. Once removed, we could see there were no ties connecting the piers back to the wall.

The site team also told us that the brickwork contractor had been removed from the development following concerns with other work.

We’ll always give credit where it’s due, and Persimmon’s response to this particular issue was impressively quick. Unfortunately, there were plenty of other snags within the property and the overall quality means we’re giving this one just half a star.

We’re snagging this new build from Hopkins Homes which gets 2.5⭐️. Important issues included a missing smoke alarm and a boiler flue not sealed. The overall number of snags were fewer than we’d typically raise for a new build this size but there were some obvious issues such as mismatch / loose pavers that we’re not sure how nobody noticed or fixed before our survey. At least this customer now has a comprehensive snag list that highlights the most important issues and even includes videos.

We’re snagging another Redrow new build and it’s another 1⭐️ rating…

Our professional snagger raised issues ranging from building materials left in the gutters to missing cavity closers and binders sawn through installing the loft hatch. It goes to show the importance of getting one of our qualified surveyors around as these are the sort of issues that new builds have but most homeowners wouldn’t know to look for.

We’re snagging a Bovis Homes new build - pre completion - and this one gets 3⭐️. Overall, the finish was really good...There were just a few areas of concern, such as a chamber not secure that wouldn’t be safe for children so for this alone it was worth the homeowner booking us. Whilst most Bovis homes are not this good we’ll always give credit when it’s due & we wish all new builds were like this particularly when we’re doing a pre completion inspection. More
importantly it gives the customer
reassurance before collecting the keys next week they’re one of the lucky ones that have bought a decent new build

It’s another 1⭐️ rating for this Rowland homes new build. The site manager said to the homeowner it was a waste of money getting a professional snagger, and yet here we are more than 250 snags later. Issues with this new build ranged from poorly built boundary walls where Bricks were falling off, to wonky window reveals and ceilings inside. ⭐️ IT’S FINALLY HAPPENED — OUR FIRST 5-STAR NEW BUILD

We recently snagged this Berkeley Homes apartment and raised just 12 issues, making it the first property we’ve awarded the full 5/5.

Perhaps fittingly, Berkeley Homes also took the no.1 position in our recent house builder league table.

Interestingly, the same surveyor inspected another apartment on this development last year and found twice as many issues — a good reminder that new build quality can vary even between properties on the same development.

We show plenty of poor workmanship on this page, so when a developer gets it right, we’ll always give credit where it’s due. 👏
