I run a small professional business, based in the North West of England, providing design and planning services to private clients, property developers and building contractors. I’m centrally based to cover projects within a dozen local authority areas, including Wigan, St.Helens, Trafford, Salford, Warrington, Chorley, Bolton, West Lancs and beyond. With over 40 years

My design and feasibility service is tailored to suit each individual’s requirements. I begin with an initial meeting to understand my client’s requirements. During the design process I involve my client through regular discussions and provision of draft proposals. This ensures that my client is satisfied with the completed designs before I submit them for approval. Invariably, each individual project requires a bespoke design solution. My aim is to achieve a quality finish by carefully considering all aspects of the development process from design concepts through to specific construction details. As a small business I can offer a more flexible and personal service to my clients. With lower overheads, I can be cost competitive without compromising on design quality. I make sure that my client is as closely involved as they wish to be during the design process. Planning Permission
There are two requirements before you begin your project. The first of these is Planning Permission, which is whether or not you will be allowed to build it or not. An extension or major alterations to your existing house will usually require planning approval from your local authority planning department. Some projects are classed as “Permitted Development” and do not require planning permission. For example, planning permission may not be needed if the extension is single-storey, to the rear of your existing property and within certain dimensions. Building Regulations
The second of the two requirements you will need to comply with is Building Regulation Approval. This deals with the technical details of how it is to be built. Building Regulations are national standards which apply to most types of building work, whether in the home or commercial developments. By ensuring that work complies with these regulations, our homes are safer and healthier to live in. The regulations also ensure that adequate access and facilities are provided for people with disabilities and include requirements for conservation of fuel and power.
