⚖️ Section 21 Ending in May 2026 – Court Delays Now at 20-Year High
As we move closer to the abolition of Section 21 in May 2026, the latest Ministry of Justice figures reveal a concerning trend for landlords:
▪️ Average possession timeline now 42 weeks (over 9.5 months)
▪️ Bailiff delays alone are averaging 18.6 weeks
▪️ Section 8 hearings are taking around 3 months to be listed
▪️ Average rent arrears at eviction: £12,708 nationally
▪️ Over £19,000 in London
Even though new claims have fallen, court delays are increasing - meaning landlords could face almost a year without rent before regaining possession.
This is exactly why we offer all of our ➡️ fully managed properties ⬅️ protection under our Goodlord Rent Guarantee Insurance:
✔️ Rent covered until vacant possession
✔️ Nil excess
✔️ Plus 6 weeks at 90% while we re-let
With legislative change ahead and court backlogs growing, preparation is everything.
If you’re unsure how these changes may affect your rental property in Uxbridge, Hayes or the wider Hillingdon area, we’re always happy to advise.
