Toronto real estate just shifted, and most buyers haven't noticed yet.

April 2026 TRREB numbers came in:
• Sales: +7% year-over-year (5,946 transactions)
• New listings: −9.3% YoY (only 17,097)
• Average price: −4.9% YoY at $1,051,969

What's actually happening: supply is shrinking faster than demand is cooling. Sellers are sitting tight. Buyers are coming back to the market. Prices haven't fully reacted yet — but they will.

If you've been on the sidelines waiting for 'the right time' — this is the window where you can still negotiate while inventory is constrained but seller psychology is soft. That doesn't last.

Morning: 2206 Eglinton — new commercial office listing coming soon. Boardroom, server room, kitchenette, 9 offices, lunchroom. Brian from Winsold handled photos, floor plans, and the 3D tour.
