National headlines, local truth. Always check both.

There is no single UK property market. There are about three thousand of them.

When the news says "house prices up 0.8%", it's an average of an average of an average. It tells you almost nothing about what's happening on your street.

Last month, Scotland's asking prices rose 4.3%. London prices were broadly flat. The South West showed strength. Inner city flats lingered. Family homes near good schools sold within days. Top end properties slowed as the new £2 million mansion tax announced in November's Budget started to shift behaviour.

That's not one market. That's many. And in Wallasey, the truth of what's happening is on your road, not in The Times.

This is exactly why the local, hyperlocal agent matters. Someone who knows that the three bed semis on this side of the railway line have moved, but the same homes on the other side haven't. Who can tell you the difference between the schools, the catchments, the parking restrictions, the buses, and the new development planned that nobody's talking about yet.

When the deal gets hard, the agent matters most.
Easy sales make any agent look good. Hard ones make the difference visible.
A simple sale is rare. Most moves involve a chain. A chain involves at least one buyer with a property to sell, one seller with somewhere to go, two solicitors, a survey, a mortgage, a leasehold issue you didn't know existed, and a school deadline that wasn't on anyone's radar.
When that complexity is held by one person who knows your sale intimately, it stays calm. When it's split across a sales progressor in head office, an admin team, and three different point people, it doesn't.
The agents who keep deals together aren't the loudest, the slickest, or the cheapest. They're the ones who notice the silence on the line three days before anyone else does. Who phone the solicitor on the buyer's side just to "check in" rather than wait for an update. Who sense when a buyer's energy is fading and find a reason to bring them back to the table.
That kind of work doesn't show up in a brochure. It shows up in completion statistics. In repeat business. In the school gate recommendation a year later.

The launch is where the money is made.
There is a thing that happens in property that most agents will never explain to you because it does not reflect particularly well on the industry. It is the death spiral of the overpriced listing.
A home goes to market at an ambitious number. The agent knew it was too high but wanted the instruction. In the first two weeks, the alerts go out to every registered buyer in the area. Those buyers compare the price to everything else available and move on. No viewings. No offers. No movement.
After three weeks, a price reduction. The home reappears on the portals, but this time without the new instruction flag. Buyers notice it has been sitting. They assume something is wrong with it. The offers that eventually come in are lower, because the buyer knows they have leverage. The seller ends up with less money and a longer, more stressful move than they ever needed to have.
Rightmove's own data shows that properties marketed correctly by the top agents get 34% more views, generate 46% more buyer enquiries, and sell 34% faster. That gap is not the market. That is the difference between doing this properly and hoping for the best.
