Our son has had a few trips to our latest completed property project! Although the first few visits he was sound asleep for!

We think it’s important as he gets older that he sees what is involved in a project and the the hard work and creativity that goes into them. Whether he chooses to get involved in property or not is up to him but it’s all valuable time as a family anyway. Of course our dog 🐶 also loves to be involved too ☺️.

We are pleased to say the whole building is now finished and fully let out!

The project renovations started in line with me giving birth to our son, so the Instagram updates definitely took a step back, whilst we were fully managing the project and looking after our son.

This beautiful building was once a vacant commercial unit on the ground floor, with a flat on the first and second floors.

We turned the two bed flat on the first floor into two one bed flats and the ground floor commercial unit has been converted into two 1 bed flats, whilst retaining a small commercial unit also.

Now onto looking for the next project ✅

Timber cladding 🪵👷‍♀️

Understandably after what happened with Grenfell Tower, there are a lot more regulations around the external materials used on a building.

We have some timber cladding on the outside of the communal stairs, which leads to the flats, which we will need to remove.

There is a brick wall behind the cladding which is obviously fire resistant, however,
this isn’t in great condition, and this brick wall was covered up with this timber cladding, when the building next to this property was demolished.

We could keep the existing brick wall and make good, although this would be the most expensive route to go down. We aren’t able to render it, as this changes the look of the original building and would therefore mean having to go through full planning.

We are now looking at replacing this timber cladding with a fibre cement boarding and then painting this in the same colour as the existing cladding, which we hope Building Control will be accept 🤞🏻

Can’t believe little Bertie is a month old already! 👶🏻

Although we have been quiet on Instagram, the project has been progressing well in the background and with balancing a newborn and the business, instagram updates have slipped a little.

We have carried out a light touch renovation to the top floor flat of the mixed commercial unit, which has a tenant moving in tomorrow, which is great.

The two first floor flats first fix electrics and plumbing have been done and we are now at the stage of them being plastered, so it’s soon the time for the excitement of all the fixtures coming together.

We have done a little more work on the ground floor commercial unit, where we are creating two x 1bed flats and retaining a small commercial unit, however, we have been concentrating on the first floor flats to get these completed first.

We shall update with photos soon of the latest developments 😊

Repairs, repairs, repairs.

They always seem to come at once. Over the last couple of weeks, we have had a bathroom leak, electric radiators fail and a boiler blockage causing the hot water not to work. It’s that time of year when the weather starts to turn and problems start to prop up.

As part of our planning permission for the first floor flat, we are required to put bin and bike storage in this rear courtyard area, under the metal stairs. We are also going to utilise the old boiler shed in this area too, to store a couple of bikes in, as the boiler cupboard will now be redundant.

This is part of the councils requirements when creating new dwellings in the area.

Council tax exemption

Now that we have started works on the first floor flat and the kitchen and bathroom have been removed, we have applied to the council and been given a 10% discount on council tax whilst these works are ongoing.

If you’ve started a project and the place is inhabitable, then get in touch with your local council to see if any discount/exemption can be applied.

Workspace/Office area 🖇✏️

With more people working from home now, a space where you can work from home is becoming a much needed area.

The one bed flats we are creating are large spaces and this particular flat had a large entrance hall area, which will be perfect for a workspace area. We have also included a window from the main living space area into this workspace area, so that it has some natural light coming into it.

🔥 Fire strategy Report 🔥

As part of our prior approval and planning permission, we have been required to have a fire strategy report carried out, with their recommendations on changes that need to be made to the building, in order to be compliant.

A few things which have been noted on our design is for certain walls to have 30 or 60 minute fire resistance, escape access through certain windows, fire detection and alarms, emergency lighting, opening vent in one of the windows and a change in layout to allow for alternative escape routes, in the event of a fire.

Dry Rot 🪵

This seems to be something we have become quite familiar with! Our first flat we lived in together had dry rot and our first property we purchased for the business, also had dry rot.

Dry rot is the decay of wood caused by fungi that digest parts of the wood, which gives the wood strength and stiffness. Signs to look out for - a spore, red looking dust around the spore and growing fungi.

If not found early, it can spread like anything and cause a lot of damage.

We have found some dry rot at the commercial unit and doesn’t look like it’s spread too far luckily, so we will need to remove the affected timbers and then have the area injected and treated.
