The EPC is changing shape, not just level 🏠.

One A–G rating becomes three separate scores: fabric performance, heating system and smart readiness. The expectation is that you meet the standard on fabric first, then on one of the other two. Fall short on two and you'll need a registered exemption 👷‍♂️.

🧱 Fabric — insulation, glazing, draught proofing. 🔥 Heating system — heat pumps rewarded, gas boilers penalised. 📱 Smart readiness — meters, batteries and controls.

The reformed certificate has slipped to the second half of 2027, but the deadline is still 1 October 2030.

If your property is F or G, that's urgent now. If reaching C looks expensive, don't rush.
