So you send a message saying you're sorting it, and then you lie awake sorting it in your head until it's a reasonable hour to start ringing people.

Owning property somewhere you don't live is not harder because of the market or the tenants. It's harder because of distance, and distance doesn't care how organised you are.

The quiet tenancy is the one that costs the most, and landlords only find out at the end.

A tenant who never contacts you isn't necessarily happy. Often they're just someone who doesn't want to make a fuss, or who has quietly decided the landlord won't do anything anyway. Either way, small problems get three years to become large ones.

An inspection every six months would have caught the seal in month four. Instead it's a bathroom floor.

We inspect the properties we manage on a schedule, write it down, and send it to the owner. It is the least interesting part of this job and it is the part that protects the asset.

Landlords almost never fail because they won't spend money on repairs. They fail because they can't get anyone to turn up.

You're at work. You can't chase a trade at eleven in the morning from a meeting. So the job drifts, the tenant's patience thins, and a two hundred pound fix quietly turns into a tenant who leaves at the end of the term.

What a managing agent actually is, underneath everything else, is a phone number that trades answer. Not because we're charming. Because we give them regular work and we pay them on time.

There's usually a deadline, a solicitor, and two or three people who all feel differently about the house. Nobody in the family can look at it objectively, and that's not a failing. It's the whole reason it's hard.

Doing it yourself tends to go one of two ways. Everything stays exactly where it was, and viewers feel like they're intruding. Or it gets emptied completely, and forty years of somebody's life turns into a cold shell with a lightbulb.

Here's what that picture actually tells a viewer: this house is smaller than it says it is.

Style the same room as a study, a nursery or a single with proper storage and it stops being an apology. It becomes the reason someone picks your house over the identical one two streets away.
