Today I received a text from a lovely clients who recently purchased The Greens, asking if I could pop round.

When I arrived, they surprised me with some gifts as a thank you for helping them through the move... and they hadn't forgotten Nico either, who helped hand over the keys on completion day 🥹🔑

What was even better was seeing how settled and comfortable they already looked in their new home. The boxes are disappearing, the house is becoming a home and it was genuinely great to see them so happy in their new surroundings.

It's easy to think estate agency is all about bricks and mortar, but it's moments like these that remind me it's really about people.

A massive thank you for your kindness. It genuinely means a lot and put a huge smile on both our faces today 😊

Yearly Fox Family x Harborn Family Trip to Cosford Air Show ✈️

Today was our annual get together for Cosford Air Show, and after 9 years of doing this… I think we’ve finally nailed it 😂
Gas cooker out, bacon sandwiches on, table set up, full camp-style operation in place, easily the most prepared we’ve ever been.
And wow… the planes did not disappoint 😍

Not a bad way to spend a Tuesday morning 👀
Today I attended our BNI meeting at South Staffordshire Golf Course, where we meet every Tuesday at 9:30am.
The room is full of like minded business owners who are all there for the same reason, to build relationships, support each other and help grow each other’s businesses.

So far this year, the group has passed over £1.4 million worth of business between members, which is mental when you really think about it.

Next week is our Visitors Day, so if you’re a local business owner and fancy seeing what it’s all about, drop me a message and I'll get you booked on.

Worst case scenario… you get a full English breakfast.

Best case scenario… you walk into a room full of people who could genuinely help grow your business.

Not a bad trade off, is it? 🤝🍳

This one has a proper story behind it…
The buyers who have now agreed the sale were actually the very first family to view the property when it came to market.

The problem?
At the time, they weren’t on the market themselves, which meant they couldn’t move forward straight away.
Fast forward 12 weeks… their property is now sold, they came back to us and we’ve now been able to get everything agreed for them and our sellers 🏡✨

But here’s the honest bit…
They could very easily have missed out.
When you view a property before your own home is on the market, you’re taking a risk. If another buyer comes along who is ready to go, has their sale agreed or is in a stronger position, the seller will often choose them instead.

Luckily, this one worked out perfectly, but it doesn’t always.

So if you’re thinking of moving and you’re waiting until you “find something first”… don’t sleep on getting your own property ready.
Sometimes the house you want appears before you expect it 👀

When the hands start flying… you know I’m deep in sales progression mode 🤣📞

Because when you’re selling your home, communication isn’t a “nice little extra” it’s the bare minimum.

You should know:
✅ What’s happening
✅ What we’re waiting on
✅ Who’s holding things up
✅ What the next step is
✅ And whether I’m calmly explaining it… or passionately negotiating with my hands doing half the work 😂

Selling a home can be stressful enough without feeling like you’ve been ghosted by your own estate agent.

So yes, I’ll keep you updated.
Yes, I’ll chase the chain.
Yes, I’ll explain the boring solicitor bits in normal human language.

And yes… apparently my hands will be involved every step of the way 🤌🤣

Communication matters.
