We love the opportunity to be able to applaud and congratulate some of the organisations and infrastructures which are delivering such good things in our community.

This month, we want to make a special mention of 5th Woodbridge Sea Scouts.

Under the capable leadership of Barrie Hayter, the Scout group has achieved so much in recent years, and always continues to push on with more ambitious ideas.

This year it raised a great sum of money for its extension plans in Woodbridge, by completing a rowing challenge.

In September it joined forces with environmental group Transition Woodbridge and Anglian Water in order to conduct a ‘river clean-up’.

It even jumped into action to help install a marquee at Farlingaye High School ( in recent months, following news of a RAAC issue at the building.

If you think you’d like to get involved as a volunteer or become a member, definitely think about reaching out to this wonderful group.

This isn’t the most straightforward of questions to answer, given different commercial property agents will have their own unique way of approaching contractual arrangements.

Generally, it’s perceived that a commercial landlord has less to do for a rented business premises, than they would do for a residential property.

Having said that, there are specific things a commercial landlord absolutely must do.

These include:

- Respecting your privacy as a commercial tenant. Other than in an emergency, they should give you adequate notice of intention to attend or inspect the property
- Being compliant with legal regulations around building matters and safety
- Provide the appropriate level of security for the building concerned
- Receive and handle deposits and rents appropriately
- Maintain the property and its common areas according to the lease contract

Always make sure you check out your individual contract to know what you should anticipate from your landlord.

As a business centred in commercial property, we often get to hear about all the nightmare experiences that either landlords or tenants have had within their commercial relationships.

We work hard to ensure all of our business tenants feel that their relationship with us is a fair, open and trusted one.

Here are our top tips for a good commercial relationship between tenant and landlord:

- So much of the relationship centres on the contract being right in the first place. Both parties must be clear what they’re signing up to, for how long, and what’s expected on each side

- Maintain an honest and open state of communication at all times. At the first sign of any concern, speak up.

- Punctuality of payment is naturally key. Pay on time or communicate if you’re finding it difficult to pay.

- Take good care of the property if you’re a tenant, and report any damages. As the landlord, be sure to inspect regularly and to stay on top of any adjustments or repairs required (as befitting of the lease agreement, if that’s appropriate to your situation)

- Respect your neighbours if your commercial property is close to others who live and work close by. It’s really important not to create any annoyance or frustration with those in your community.

- Landlords and tenants should both ensure a smooth transition if it’s decided that the period of leasehold is coming to an end. Be respectful for one another and make it easy for other viewings to be conducted where needed.

We particularly like the likes of…

Vanil, in Woodbridge, which has the most wonderful Scandinavian inspired homewares

Pocket Kids, which does fabulous sustainable toys and gifts

And of course, there’s the likes of New Street Market, the homeware shop Merchant’s Table, and HUG lifestyle, a great ladieswear shop on Market Hill.

Some of our favourites for this year are:

Easton Farm Park, where they’re running a Harry Potter panto during Half Term

Seckford Hall Hotel host Seckford Hills at Woodbridge, where Fresh Air Events are running a fairytale themed ‘scary’ night, suitable for families. It includes a magical mapped adventure, and roasting marshmallows

Framlingham Castle, part of English Heritage, as a ‘bewitching’ day in store for children, throughout half term. The day of activities runs from 10 until 4

Otley Hall has a superb event coming up on 5th November – Ghost Stories: Gravest Fears by M R James

We’re in the mood for some pumpkin picking!

With Halloween just a few weeks away, now is the perfect time for a family visit to a pumpkin patch, and several hours spent carving or making pumpkin soup.

If you’re looking for a new pumpkin patch in the local area, we highly recommend the newly opened one at the farm of James Foskett –

You’ll find the farm located on Sandy Lane, in Woodbridge, and it’s open every Friday, Saturday and Sunday (and the duration of Half Term) from 10am until 4pm.

There’s free parking, as well as hot drinks and food.

Just because we don’t want you missing out on the top pick of tree this year, and in case you’ve yet to buy your first ‘real tree’, we thought it would be super helpful to suggest where we’d go for a festive tree in and around the Suffolk area.

Here’s our selection of some great sellers, but do feel free to share your other recommendations with us.

- Oak Farm Christmas Trees
Based in Hasketon, not far from Woodbridge, these guys have been selling Christmas trees for over 40 years.

- Church Farm Christmas Barn
Open from 24th November this year, you’ll find Church Farm at Bradfield Combust, Bury St Edmunds. Be sure to grab a hot chocolate while you’re there!

- Blackthorpe Barn
Find Blackthorpe Barn on the Rougham Estate. It makes for a great festive visit, and you get a great pick of potted or non-potted trees.

- Wrentham Christmas Trees
On Field Farm, in Beccles, Wrentham Christmas Trees opens again for business late in November. Expect a great selection of spruces, firs and more.

- Badingham Farms Christmas Trees
Just outside Woodbridge, Badingham Farms are another trees business which has been going for many decades. They’ll help you find the ideal tree – right up to a 9 footer!
