The way we buy and sell homes could soon change forever.

If you’ve ever bought or sold a property, you’ll know the process can be slow, stressful and, at times, incredibly frustrating.

Delays, uncertainty, unexpected costs and sales falling through at the last minute have become all too familiar for many buyers and sellers.

That could be about to change.

The Government has announced what could be the biggest overhaul of the homebuying process in years, with plans designed to make transactions faster, more transparent and less stressful.

The proposals include:

• Cutting average transaction times by around 4 weeks

• Saving first-time buyers an average of £650

• Introducing upfront property information earlier in the process

• Bringing in earlier binding agreements to reduce fall-throughs

• New professional standards and qualifications for estate agents

• Increased use of digital property data to help speed things up

There’s no doubt the current system has room for improvement, and many of these changes sound like a step in the right direction.

The real test, however, will be whether they deliver the improvements buyers and sellers have been promised.

As someone who helps people move home every day, I’ll be watching closely to see how these reforms develop and what impact they have on the property market.

With Keir Starmer announcing his resignation as Prime Minister today, many buyers and sellers are asking whether this could affect house prices and market activity.

In my view, the impact across Woodford Green and the wider IG postcode areas is likely to be limited in the short term.

Property markets are driven far more by:
• Interest rates
• Mortgage affordability
• Employment levels
• Buyer confidence
• Local supply and demand

Political uncertainty can sometimes cause a few buyers to pause major decisions while they wait to see what happens next, but people still need to move. Families continue upsizing, downsizing, relocating and investing regardless of who is in Number 10.

The fundamentals that make our local area attractive remain unchanged:
✔ Excellent transport links
✔ Highly regarded schools
✔ Strong commuter demand
✔ Desirable neighbourhoods

The next few weeks will be interesting to watch, particularly regarding financial markets and future government policy, but I expect local market conditions to remain resilient.
