This one tested me.

The timings didn’t work for all parties involved. Solicitors needed chasing. There were a couple of moments where it could easily have fallen apart.

Six weeks. Offer agreed to contracts exchanged.

No six month saga, no weekly chase emails, no drama. Just a seller who had their paperwork ready, a buyer who genuinely wanted the house, and everyone in the chain actually replying.

Five minutes. That’s the whole walk.

Redbridge Station to Margaret Way, £375,000. Sped up here so you don’t have to watch all of it.

A listing will tell you “0.3 miles”. It won’t tell you whether that’s a pleasant stroll or a slog along a main road. So I walked it and timed it.

Central line into Liverpool Street in under half an hour from this front door.

The cheapest thing you can do before a viewing costs nothing at all.

Buyers have formed half an opinion before they reach your front door. The street, the parking, next door’s overgrown hedge, none of that is yours to fix. The ten feet from gate to door is.

Sweep the path. Move the bins. Pull the weeds. Wipe the handle. It changes the mood a buyer walks in with, and mood is what makes offers.
