Our first branch was situated in Forest Gate before our second office quickly opened in Walthamstow. From here we opened up a separate management and accounts office in Woodford Green where a large majority of our contractors were based. We finally opened an office in Bethnal Green and by now covered the whole of East London and parts of West Essex. In recent years, with the help of huge advances in terms of marketing, we have consolidated our business between our Bethnal Green office and prominently positioned Woodford Green office to help ensure we provide the personal service the large majority of our clients prefer. We built up a portfolio of managed properties worth in excess of £100 million giving tenants a large choice of properties to rent and areas to live in to suit all budgets. Many of our landlords have rented their properties through us for well over 15 years with several of them adding to their property portfolios and entrusting us with their investment. We have dealt with over 3000 properties over the last few years and intend to supply excellent levels of service and advice to many more clients to come.

I’m not sure how many people know about much about Woodford who don’t live here. It’s so close to the centre and you can find a three bed Victorian terrace here for around £700,000, with Liverpool Street only 26 minutes away on the Central line.

If you’re buying your first house and looking for a bit more space, it’s well worth having a look around Woodford Green. You’ve got the commute, but you’ve also got green space, local cafés and great schools. And it’s close enough to the action, but just far enough out that you can get more for your money.

I popped into .coffee in Woodford Green to have a chat with Farid and find out a bit more about what they’re doing there.

It’s a family-run café with a really nice mix of organic houseblend coffee, Malaysian fusion brunch and freshly baked pastries, so it’s definitely a bit different from your usual brunch spot.

Farid talked me through the Malaysian influence behind the food, the family recipes that have helped shape the menu and what makes their coffee a little different too.

And yes, I did manage to try a few things while I was there… purely in the name of research 😆

If you’re looking for brunch in Woodford, a good café in East London, great coffee or somewhere new to eat locally, this is well worth a visit.

One of the best things about Woodford is how the neighbourhood keeps evolving and that great mix of businesses and community that really makes this bit of East London special.

Here are a few spots we’ve been loving recently, with some newer ones you might not have tried yet:

1️⃣ The Traveller’s Friend, Woodford The Travellers Friend – Proper neighbourhood pub with seasonal menus, locally sourced dishes and good drinks. Great for lunch, dinner or meeting friends in the heart of Woodford.

2️⃣ Palætte PALÆTTE / PALÆTTE SOUTHWOODFORD – Colourful café and bistro serving fresh, thoughtful plates with plenty of options for all diets – a lovely everyday spot.

3️⃣ Cups & Jars, Wanstead cupsandjars_e7 – Just over in Wanstead, and somewhere we like to pop into when we’re in the area for a coffee. An eco-friendly neighbourhood grocery shop and café serving great coffee, brunch and bits you actually need at home, with a genuinely friendly local vibe.

4️⃣ Cluck & Smash cluckandsmash – Big flavour comfort food done properly. Smash burgers, loaded fries and fried chicken that’s become a bit of a local obsession. Casual, unfussy and always busy.

5️⃣ Pause Studio South Woodford Pause Studio London – Friendly Pilates and wellness studio right in the neighbourhood. Whether you’re trying reformer classes or stretching into Pilates and yoga, it’s a great local place to keep active and take some time for yourself.

If you’ve been scrolling Rightmove wondering if £600,000 can still get you a proper house in Walthamstow rather than a flat, have a look at this one.

It’s Monday and it’s the 80s and Lloyds are getting ready for another week - get a load of those big hairdos and the ’taches 😂

We’re clearly jumping on the 80s trend, and safe to say a lot has changed in Woodford since then.

Thankfully, being an estate agent has changed a fair bit too. It’s less filing cabinets and fax machines these days, and a lot more Rightmove, WhatsApp and Reels.

What hasn’t changed is that moving still feels like a big deal, and people still want someone local who actually knows the area and helps make it all feel a bit easier.

We reckon Sam should grow a ’tache after seeing this, what’d you think?

If you’re dealing with someone’s home after they’ve sadly passed away, there’s already a lot to manage without having to understand probate too.

It can sound complicated, so here’s a simple overview of how the property side usually works.

1️⃣ Find the will and executors

Establish whether there’s a will and who’s responsible for dealing with the estate.

2️⃣ Get the property valued

The property needs a realistic open-market value as at the date of death, alongside the estate’s other assets and debts.

You don’t legally need more than one estate-agent valuation for probate, but getting more than one can help confirm that the figure reflects the market fairly.

3️⃣ Sort out the Inheritance Tax position

Depending on the estate, details may need reporting to HMRC, and some Inheritance Tax may need paying before probate is granted.

4️⃣ Apply for probate

The executors can then apply for the Grant of Probate, giving them legal authority to deal with the estate.

Gov.uk currently advises that probate is usually granted within around 12 weeks of submitting an application, although it can take longer if further information is needed.

5️⃣ What happens with the house while you’re waiting?

This is where people often get confused.

There can still be plenty happening behind the scenes while you wait. Solicitors can prepare the legal paperwork and conveyancing work can begin.

Properties may also be marketed or offers agreed “subject to probate”. Putting a property up for sale is fine, but where probate is required, the sale can’t complete until the Grant of Probate is in place.

So, how long does the whole thing take?

There’s no single answer. A straightforward estate might get through the earlier stages within a few months, but the full process can take several months or longer, particularly if there’s a property to sell, tax to deal with or other complications.

If you’re going through this, remember that you don’t need to understand everything on day one. Just make sure you get the right legal and financial advice

Back to school means back to the school run… and chances are definitely earned a coffee by 9am, I’ve got 6 kids so I know how it feels!

So if you’re dropping off around Woodford, here are four local spots worth knowing about where I grab a coffee on the regular:

1️⃣ Bobo & Wild, South Woodford
BOBO & WILD | Brunch & Coffee in London

If you’re doing the Churchfields school run, this is a good one to head to afterwards. Coffee, pastries, breakfast… basically depends how much time you’ve got.

2️⃣ Fresh as a Daisy, South Woodford
Fresh_as_ a _daisy_cafe

Handy if you’re around Oakdale. Good for a quick coffee, a catch-up, or one of those mornings where you sit down for five minutes and suddenly it’s 10.30!

3️⃣ Lemon Seed, Woodford Green

A nice one if you’re on the Woodford Green school run, including around Woodford Green Primary. Good coffee and breakfast.

4️⃣ Honey I’m Home, Woodford Green

Another lovely little spot on the High Road, one of my favs, if you’re dropping off around Woodford Green. Perfect for a quake coffee or a really tasty brunch.

If I was buying in Woodford, there are probably three areas I’d start with.

I’ve been an estate agent around here for over 30 years, and they all offer something slightly different.

📍 Monkhams

If I had the budget, Monkhams would definitely be on my list. It’s leafy, there are some beautiful family houses and you’re still really well placed for Woodford station.

For a house, you’re generally looking from around £750,000, with larger detached homes often £1.2m and upwards.

📍 Woodford Wells

I’d look here if I wanted a bit more space and having Epping Forest nearby was high on my list.

There’s a real mixture of homes, but for a family house I’d broadly be thinking from around £700,000, with bigger homes comfortably over £1m.

📍 South Woodford

If I wanted to walk to the station, grab a coffee, go out for dinner and have more on my doorstep, I’d be looking here, particularly around the Firs Estate.

Flats can start around £350,000 to £450,000, family houses around £700,000 to £800,000, while bigger semis can be £900,000 to over £1m.

There isn’t really one “best” part of Woodford. It depends whether your priority is space, the station, schools, the forest or having more around you day to day.

But if someone asked me where I’d start looking, these would be three of the first places I’d send them.
