Most people assume an advisor takes on every opportunity that comes through the door.

I don’t.

My standards on what I’ll facilitate are as protective for me as they are for the people I work with.

These five checks are not about being difficult — they’re about making sure that by the time I introduce a landowner to an investor, both sides are walking into something that can actually finish well.

Skip any one of them, and the project either stalls or ends in a courtroom. I’ve seen both.

But very few prepare for the unexpected question:

What happens if one of the partners passes away during the project?

Without the right succession and continuity clauses, a single event can suddenly create disputes between families, beneficiaries, shareholders, or successors — putting the entire development at risk.

Many developers assume every joint venture project needs an outside investor to move forward.

But sometimes, the smartest financing strategy is already built into the market itself.

Pre-sale financing allows a project to raise capital through early buyer commitments before construction is fully completed.

Instead of giving away equity too early, developers can use structured off-plan sales to fund portions of the development while maintaining greater control of the project.

When done properly, pre-sales can:
Improve project cash flow
Reduce dependence on external investors
Strengthen bankability and market confidence
Preserve more long-term profit for the developer and landowner

But this only works when the JV is properly structured from the beginning — with clear timelines, legal protections, delivery plans, and buyer confidence.

The question is not just “Can you build?”
It’s “Can you structure the deal intelligently enough to finance itself?”

That single choice affects everything — your financing structure, land strategy, investor expectations, timelines, cash flow, legal protections, and profit model.

A build-and-sell strategy focuses on faster exits and quicker capital recovery.

A build-and-hold strategy focuses on long-term income, appreciation, and generational wealth.
Neither is wrong. The mistake is entering a JV without deciding clearly from the beginning.

Too many projects fail because partners are not aligned on the end goal before construction starts.

Before you commit land, capital, or partnerships, structure the vision properly.
