“Why is it deed and not title?”
“Is deed registration safe?”

Here’s a simple explanation.

In Ghana, there are two main land registration systems:

1. Deed Registration System
2. Title Registration System

The Volta Region currently operates under the Deed Registration System, while Greater Accra and some selected parts of the Ashanti Region also operate the Title Registration System.

So what is the difference?

DEED REGISTRATION:
A deed registry records the transaction and documents related to the land. It shows that a transaction took place between parties and keeps an official public record of it.

TITLE REGISTRATION:
A title registry goes further by confirming and certifying ownership of the land after investigations and verification by the Lands Commission.

In Greater Accra, many lands first go through deed registration before the owner can later apply for title registration.

However, because the Title Registration System has not yet been fully implemented in the Volta Region, lands there are registered under the Deed Registration System.

This DOES NOT mean lands in the Volta Region are unsafe.

It simply means the region currently uses a different registration system approved and recognized by Ghana law.

In fact, virtually all properly registered lands in the Volta Region are under the deed registry system.

What matters most is:
Proper ownership verification
Correct documentation
Site verification
Litigation checks
Accurate land history checks
Proper registration process

A. Yes, you can.

2. Q. What is the size of a plot?
A. 100/70ft

3. Q. I want to buy 2 plots, but I want to pay for one outright and the other installment. Is that allowed?
A. Yes. You can even go for 10 plots, pay 1 or 2 outright and the rest installment.

4. Q. If I am doing installment, can I pay more than Ghs250 a month?
A. Yes, you can. The only thing you can't do is pay below the Ghs250 a month.

2. Does it also include registration at the lands commission?
A. 1. Site plan and indenture.
2. No, it does not. Registration at the lands commission is your own cost.

6. Q. Does the payment include pillars?
A. No, it does not. You have to buy your pillars

7. Q. Where is the one exact location of the land?
A. The land is inside the Airport Golf City on the Ho - Aflao road; adjacent the Oxygen City Project by TDC. The exact location of the land is 15mins from the entrance of Golf City

8. Is the land zone for residential, commercial or agricultural purposes?
A. The land is zone as a residential land. After purchase, it is your land and you can farm on it if you like.

9. Q. If I want to build right now, is this a good land for my plans?
A. No, it is not. You are looking at 5-10yrs from now for development.

10.Q. If I want to build on it right after purchase, am I restricted?
A. No, you are not restricted. After purchase, the land is yours to do what you want.
