“Is deed registration safe?”
Here’s a simple explanation.
In Ghana, there are two main land registration systems:
1. Deed Registration System
2. Title Registration System
The Volta Region currently operates under the Deed Registration System, while Greater Accra and some selected parts of the Ashanti Region also operate the Title Registration System.
So what is the difference?
DEED REGISTRATION:
A deed registry records the transaction and documents related to the land. It shows that a transaction took place between parties and keeps an official public record of it.
TITLE REGISTRATION:
A title registry goes further by confirming and certifying ownership of the land after investigations and verification by the Lands Commission.
In Greater Accra, many lands first go through deed registration before the owner can later apply for title registration.
However, because the Title Registration System has not yet been fully implemented in the Volta Region, lands there are registered under the Deed Registration System.
This DOES NOT mean lands in the Volta Region are unsafe.
It simply means the region currently uses a different registration system approved and recognized by Ghana law.
In fact, virtually all properly registered lands in the Volta Region are under the deed registry system.
What matters most is:
Proper ownership verification
Correct documentation
Site verification
Litigation checks
Accurate land history checks
Proper registration process
