Rule of thumb every builder should know:

1.Once your wall goes above 5 courses, chain it with a beam.

2. Once it goes above 7 courses, consider a retaining wall.

Ignore this, and your wall is already a disaster waiting to happen.

Why Do Many Ghanian's Homes Start Cracking Within Just 10 Years?

I remember when my BOSS built his house. At first, everything looked perfect, the walls were smooth, the design was modern, and the paint was still shining fresh. Friends and family came around to admire the new building, and he was proud of what he had achieved.

But just a few years down the line, things began to change. Small cracks started appearing on the walls. At first, we thought it was nothing serious. Later, those cracks widened, new ones began to show up, and the house seemed like it was aging too fast. Before long, constant repairs became the norm. What was once a dream home slowly turned into a source of frustration.

This experience is not unique to my BOSS. Many Ghanian's homeowners face the same issue. The sad truth is that cracks are not “normal”, they are signs of deeper construction mistakes that could have been avoided.

Here are the top reasons why most Ghanian's houses start cracking so soon:

1. Weak or Shallow Foundations – Skipping soil tests or cutting corners with foundation depth makes the structure unstable.

2. Poor Quality Materials – Low-grade cement, weak blocks, or bad sand weaken the walls.

3. Skipping Reinforcement – Omitting chain beams, columns, or iron rods leaves the building vulnerable.

4. Lack of Proper Supervision – Without a professional overseeing the work, costly errors creep in.

5. Poor Drainage Around the House – Waterlogging eats away at the foundation and walls.

How to Avoid It:

Do a soil test before you build.

Hire qualified builders and engineers, not just “any mason.”

Don’t compromise on material quality.

Ensure supervision at every stage.

Plan proper drainage around your home.

At the end of the day, a house should give you peace of mind, not constant repairs. Build it once. Build it right.

FOUNDATION PROCEDURE FOR BUILDINGS

The foundation is the backbone of every structure. A weak foundation means a weak building. Below is the standard procedure for constructing a solid foundation:

Site Clearing & Setting Out
Clear the site of bushes, debris, and topsoil. A surveyor works with site engineers or builders to sets out the building layout using pegs, lines, and levels.

Excavation
Dig trenches according to the drawing specifications (width, depth). Ensure soil is stable and excavation is neat.

Blinding
Spread a thin layer of concrete (about 50–75mm) at the base of the trench to provide a clean, level surface and prevent soil–cement contact.

Foundation Concrete (Footing)
Place well-mixed concrete (1:2:4 or 1:3:6 mix ratio depending on design). Compact properly to remove air pockets.

DPC (Damp Proof Course)
Lay blockwork to DPC level. Place quality DPC nylon to prevent rising damp.

Blockwork up to Floor Level
Build walls with quality blocks (6” or 9” depending on design). Ensure verticality and alignment.

Filling & Compaction
Fill the foundation with laterite or sharp sand in layers. Compact each layer to avoid future settlement.

Oversite Concrete (German Floor)
Place reinforcement (if required). Cast concrete slab (usually 75–100mm thick) across the filled foundation.

✅ A solid foundation guarantees the strength, safety, and longevity of your building. Never cut corners at this stage.

A lot of people give up on their building dreams because the total cost sounds scary.
It’s easy to feel like you need millions before you can even start. But that’s not true.

There’s a simple and realistic approach: buy your blocks bit by bit.

Here’s how to go about it:

✅ Know your numbers.
Talk to your builder or engineer to help you estimate how many blocks your project will need. Even if you’re not ready to build yet, having that number gives you a target.

✅ Set a block-buying goal.
It could be 50 blocks every week, or 100 blocks every month. Your income will determine the pace—but what matters most is staying consistent.

✅ Find a reliable supplier nearby.
A trusted block supplier close to your site will help reduce transportation costs. Some even allow flexible payments and deliver once you’ve gathered enough.

✅ No storage? No problem.
If you don’t have a place to keep the blocks, ask the supplier if they can hold them for you until you're ready to move them to site. Many are happy to support serious buyers.

✅ Track your progress.
Don’t rely on your head alone—write it down or use your phone to record how many blocks you've bought. That way, you’ll see your progress and stay motivated.

Before you know it, you’ll have enough to start your foundation—and from there, keep building step by step.

Foundation Principles in Building Construction

Every building rests on its foundation, and if the foundation is weak, the entire structure is at risk. That’s why understanding foundation principles is the first key to a durable house.

1. Site Clearing & Setting Out
Before digging, the land is cleared and marked out according to the building plan. This ensures the trenches follow accurate dimensions.

2. Excavation (Trenches)
Trenches are dug along the marked walls. The depth and width depend on the soil type and building load. For example:

A bungalow may need 600–900mm depth.

A multi storey building requires deeper, stronger trenches.

3. Foundation Base Preparation
The bottom of the trench must be level and firm. If the soil is weak, extra steps like hardcore filling, blinding, or raft foundation may be used.

4. Concrete Footing (Blinding)
A layer of concrete is poured at the base (often called “blinding”) to provide a clean, strong surface for block laying.

5. Blockwork / Wall Base
Blocks or stones are laid on the foundation concrete. This stage must align with plumb lines to ensure straight walls.

6. DPC (Damp Proof Course)
After reaching ground level, a DPC is installed (using concrete with waterproofing or special membrane) to prevent moisture from rising into the building.

✅ Key Points to Note:
Don’t cut costs on foundation, it carries the whole house.
Soil test is important to determine the right type of foundation.
Always use qualified engineers to supervise.
