Warning ⛔️: Don’t make these 5 costly renting mistakes (the last will shock you)
1. Don’t make full payment for a room without a receipt and keys. Most students or workers are trapped in this. Because the demand for rooms is highly competitive, they rush to make payment without requesting a receipt. Hence, when issues arise, it becomes difficult to get enough evidence to back their claims. Whether it's a hostel or homestel, request a receipt and ensure the inscription on it is accurate and signed.
2. Look for the actual owner of the place. Don’t be in a haste to pay money because you saw the person in the house, so you assume he/she is the landlord. This mistake has caused many students and workers to lose their hard-earned money to wrongful persons. Once, a student walked to me and said, “We are doomed! Someone duped us Gh15,000 for an apartment. He stays at the house, so we assume he is the caretaker. After paying, the next day we went there for the keys, only to hear that he was just a tenant whose time was due and gone.” This is happening daily, so before you make payment, ensure there are people around or you are convinced that the person you are paying is indeed in charge of the place. Don’t pay an unknown person regardless of what they tell you if there is no one around.
3. Request a Tenancy Agreement. One of the most important aspects of renting is this document/form. That’s why at _ML HOUSING_, we prioritize this form and make it available to our clients. So don’t make a mistake; read thoroughly, ask questions to clear your ambiguities, ensuring you understand the terms and conditions before signing.
4. You Are a Tenant, Nothing Else. Look, as much as we try to build a relationship with people we stay with, we must create boundaries and privacy. Sometimes your too much friendliness can cost you more. When you are too open, it becomes difficult to voice when something goes awry. Maybe the landlord or any relative will be doing something you don’t like, but you can’t say it. All because you are too close to them. That’s not to say be hostile or unfriendly, but set boundaries and respect them.
5. Report when there’s something wrong. Don’t try to keep mute when something goes wrong or is spoiled. You are not the owner, so if something gets missing or is destroyed, inform the landlord or the owner first before fixing or replacing it. Some students or workers make these mistakes, allowing some landlords to utilize them to take their money or eject them untimely. So it’s advisable to report any incident to the owner first before any other action.
